ACCOMMODATION:
An-Cala occupies an enviable trading position virtually opposite Mallaig Train Station and a short stroll to the Ferry Terminals benefiting from visiting tourists, local fisherman and sea crews alike.
The business is well branded with signage displayed across the frontage and the inside is an open plan layout. Customer seating is open to the working kitchen and there is storage and W.C's. Seating and cooking areas are separated by the counter and work station. The business is fully operational with all the cooking facilities and equipment, Izettle cash machine, coffee machines and much more included in the sale. Under the current Covid restrictions the Tea Room currently accommodates 6 x 4 tables however, under normal circumstances it can accommodate with up to 28 guests. There is currently free public parking a short walk from the Tea Room although it may be possible for the new owners to obtain a parking permit from the Harbour Authority for the price of £60 per annum.
SUMMARY
There is scope to develop the business further with the introduction of extending the season and additional catering hours for the Tea Room which generally operates with 2 full time staff on Monday—Saturday from 9am—4:45pm basis.

LOCATION
The Tea Room is located in an enviable trading position on the busy harbour side of Mallaig which is situated on the Westcoast of Scotland.
Mallaig is easily accessible with links to Fort William, Oban and Glasgow. All well linked by the A82 and has public transport links to places including Edinburgh, Inverness and London.
Regular Caledonian MacBrayne ferry services run from Mallaig to Armadale on the Isle of Skye and a daily service runs to the Small Isles of Canna, Rùm, Eigg and Muck. They also offer a non-landing ticket which allows visitors to cruise the Small Isles.
In addition, a local ferry service run by Western Isles Cruises sail daily to Inverie in Knoydart, a beautiful and remote village. They also call (by prior arrangement) at Tarbet a location only accessible by sea.
The Tea Room is almost opposite the Mallaig Train Station that brings in tourists from the Jacobite Steam Train during the summer period. The Jacobite provided the Steam Engine and Carriages for Hogwarts Express as seen in the Harry Potter movies.
