Location
This charming property, adjacent to a small natural woodland, is situated in a distinctive elevated position along a quiet country lane on the edge of the picturesque south Herefordshire village of Linton. The cottage benefits from outstanding country views over extensive cider orchards, woodland and fields to the majestic Malvern Hills in the background.
Linton village is a thriving and popular community formed around a grand and historic 13th-century church and includes a highly-active village hall that stages a range of activities for all ages. Two local public houses are close by; the award-winning Alma Inn is based in Linton itself and The Penny-Farthing is set in the neighbouring village of Aston Crews (1.5 miles away) –both offer fantastic pub food, real ales and a warm and friendly welcome. Each summer, the Alma hosts several small music festivals which are well-supported by the community and the profits are donated to local charities.
The popular market town of Ross on Wye is approximately five miles away and offers a good variety of local shops, supermarkets, cultural and leisure facilities.
Hillside Cottage falls within the catchment area for several reputable primary and secondary schools and is also within easy access of excellent six-form provision in Hereford (15 miles away) and degree-level study at NMITE – Hereford's University – plus the Hereford College of Arts, and the University of Gloucestershire's campuses in Gloucester (15 miles away) and Cheltenham (25 miles away).
For those who enjoy outdoor activities, there is a myriad of country walks, bridleways and miles of interesting lanes for cyclists to explore. The nearby Forest of Dean also offers 24,000 acres of magnificent countryside, award-winning picnic sites, family cycle routes and inspiring walks.
Linton is within easy reach of various other villages and amenities: Both The South Herefordshire Golf Club in Upton Bishop and Ross-on-Wye Golf Club in Gorsley are a short drive (around five minutes) away. The local village of Gorsley, just over a mile away, provides a range of facilities including a community shop, a pub and Nepalese restaurant, and an Ofsted-rated 'good' primary school. The village is also within easy reach of excellent road networks; the M50 motorway (approximately 1.5 miles away) enables good commuter links to the M5 and Birmingham in the north (one hour) and Bristol in the south (one hour). The A40 (three miles away) leads to the M4 at Newport, giving good access to Cardiff (one hour) and the rest of Wales.

The home at a glance
This beautifully-presented detached stone and timber-clad cottage has recently been sympathetically refurbished by the present owners. Access to the front of the cottage is via a winding footpath from the off-road and private car parking space capable of accommodating three vehicles.
The main entrance to the cottage leads into an attractive reception hall; there is a sizeable utility/boot room which includes fitted shelving, a Worcester oil-fired boiler and plumbing for appliances. Immediately adjacent is a ground-floor cloakroom with a wash basin and WC.
From the hallway, a door leads into a good size kitchen/breakfast room. The space benefits from windows to both front and side aspects allowing in lots of natural light and offering fantastic views towards the Malvern Hills. The kitchen has recently been fitted with bespoke, contemporary-style base and wall units, plus a range of appliances such as an electric oven, ceramic hob and extractor fan, concealed freestanding dishwasher and an oil-fired Rayburn cooker. There is a 'traditional' walk-in pantry which gives additional cool storage space.
The hallway extends to a spacious dining room with exposed beams and attractive half-height panelling along each of the four walls. A 1950s-era brick fireplace, contemporary wall lighting and windows to the front and rear create an ambient mood for dining. A doorway leads through from the dining room to a larger naturally bright and cosy living room with windows on three aspects including exposed beams and an impressive stone-built fireplace and hearth, solid elm lintel and wood-burning stove.
A staircase from the dining room leads up to the first-floor landing area with built-in bespoke storage cupboards with partially glazed doors, a window to the rear garden and access to three bedrooms and a spacious family bathroom.
The main bedroom is very generously proportioned and benefits from ample fitted wardrobes and a storage cupboard. Windows to the front, side and rear aspects offer great panoramic views and allow an abundance of natural light to saturate the room. The second bedroom, similar to the main bedroom, benefits from its generous proportions, inbuilt storage cupboards, and again dual aspect windows offer beautiful views towards the Malvern Hills and an abundance of natural light. The third bedroom is currently used as a home office but could be adopted into a child's bedroom, playroom or guest room. The family bathroom is a good size and incorporates a large 'double' panel bath with a central tap, large walk-in shower unit, vanity wash basin and modern half-height tiling with a window to the rear overlooking the garden and Velux window above enhancing the levels of light filling the room.

The outside space
Hillside Cottage sits within approximately half an acre (to be verified) of a well-maintained 'cottage style' garden, comprising areas of lawn, flower beds, shrubs and mature trees. The garden includes a small orchard containing a mixture of apple, plum and pear trees and a generously-sized raised patio area which affords fantastic views of the Malvern Hills. There is a substantial timber summer house with an electrical supply, making it ideal for garden equipment storage, and a stone-built patio, which is currently used as barbecuing space.
There is a substantial but charming stone and timber-built building near the front entrance of the cottage, which the current owner uses as a studio/craft workshop. This is large enough to be used as a commercial studio/craft workshop (STP) but also has the potential to be converted into a large home office, music studio, self-contained annexe or hoiliday-rental accommodation (STP). To the rear of the studio-cum-workshop, there is a large and very recently built wood store - ideal for drying and storing timber.
