3 Newmills Court is a charming owner occupied two storey, two bedroom house, originally built in the 1870s and refurbished in recent times; it is now meticulously presented and in pristine condition with a near perfect Home Report.

Newmills Court is a community of four terraced houses that share a communal courtyard and are set back from the public road and enclosed by an attractive perimeter stone wall. As well as the communal areas, Number 3 has its own private back garden, a single garage with a remote-controlled door and a purpose built outside garden store.

The double leaf front door that is protected by a porch opens onto a vestibule that has its own double-glazed glass panelled door that, in turn, leads into the hall. The welcoming hall is naturally lit from the staircase window, on the half landing, and gives direct access to both the living room and kitchen as well as the upper floor.

The living room overlooks the courtyard, in front of the house, and has a bright, south east, aspect. The fire place has a stone surround and a natural flame gas fire concealing the back boiler that supplies both the central heating and hot water. Adjoining the living room is the spacious conservatory, with a westerly aspect; it is lined, to dado height, with tongued and grooved wood boarding with traditional 'V' joints and has a birch floor. The windows that are of Georgian design and the pitched roof combined have a large surface area and let in as much light as possible; both the roof and windows are fitted with blinds. The conservatory's French doors lead out to the back garden.

The house has a fashionable Shaker style kitchen that is large enough to accommodate a dining table. There are both floor and wall mounted storage units, solid oak down lit work surfaces with tiled splash backs, a Belfast sink and a combination of built-in and slot-in appliances. The kitchen's inner back door opens onto a naturally lit porch that is large enough to house a fridge/freezer, while also giving access to the garden. A fully tiled cloak room with a basin, built into a vanity unit, and wc complete the ground floor.

On the first floor, there are two double bedrooms that are virtually the same size and both have eaves mounted Velux windows. The first bedroom that overlooks the back garden has a large built-in wardrobe, as well as a bespoke dressing table. The second equally comfortable double bedroom faces over the courtyard and also has a built-in wardrobe. The naturally lit tiled shower room has a three-piece suite, including a basin mounted in a vanity unit.

The house, as already described, has gas fired central heating and has double-glazed hard wood Georgian style casement windows, all fitted with brass handles and locking mechanisms. Both bedrooms have Velux windows.

The communal outside courtyard is monoblock paved, while the driveway and visitor parking spaces are macadamed. The communal areas are well managed and consequently are always exceptionally neat and tidy. The house has its own private back garden that is paved with a fine herbaceous border planted against the back boundary wall. There is a very useful secure store with electricity supply and storage units, work top and shelving that is accessed from the garden. Lastly within the communal area, there is a block of four single garages, one of which belongs to the house and has previously been described.

Area
This very desirable house is situated in the favoured village of Balerno, close to both the Pentland Hills and the Water of Leith and is some seven miles south west of Edinburgh's city centre. Balerno has some essential shops as well as a Post Office, library, restaurants and pubs. It also hosts a regular Farmer's Market. For the most part, residents' shop in the large supermarkets on the south west side of the city. The highly regarded Dean Park Primary and Balerno High Schools are both within the catchment area. There is excellent recreational walking along the Water of Leith and in the Pentland Hills, golf at the Dalmahoy Golf and Country Club, riding at the Pentland Hills Trekking Centre and the Midlothian Snowsports Centre at Hillend offers the second longest dry ski slope in Europe. Public transport services include a regular bus service and a main line train link from neighbouring Currie into the City Centre. Access to the City Bypass that connects to the main roads and motorways north and south and to Edinburgh International Airport is straight forward.
