We present to market a collection of stone buildings (3 in total) with development potential (subject to any planning consents required) located in a beautiful position and set in some three quarters of an acre all in. The first ( available separately for £125,000 see other file) is the old historic Nant Yr Eglwys Mill Building which itself is set in around a quarter of an acre and would make a superb stone Cottage if planning were obtained. Being an old mill of course it has the River Fenni along its boundary and looks out towards a lovely stone bridge. The second building is the largest and again has conversion potential (subject to any consents) and is currently used for storage. The third is a smaller stone outbuilding which could stay as it is or also converted with an added extension(again subject to planning). We confirm that our clients have never tried for planning on these buildings and prospective purchasers would need to make their own enquiries regarding planning with Carmarthenshire County Council. Please note all three buildings need extensive work.

Manager's Note
There is currently no water source on site. However, our vendors have advised that they are prepared to allow the new owner to dig a borehole on their land (neighbouring) with the necessary legal easements for access etc.

Directions
From Carmarthen, proceed on the A40 towards Haverfordwest. When you reach Whitland proceed on the A40 and at the 'Roadhouse' roundabout follow sign for Llanboidy. Continue straight across the next cross roads and at the next staggered cross roads turn right signposted Meidrim, continue on this road for approx 2 miles or so and Nantyreglwys Mill will be located on your left hand side, just before a stone bridge. If you get to another cross roads you have gone too far.
