Littleworth Cottage has been a family home for many years, it was formerly part of the surrounding Badminton Estate. The property is situated at the end of a long private drive, the original part of the house is built of natural Cotswold stone and retains much of its period charm.

The main cottage is accessed via a hall that leads to the boot and utility room and onto the open plan kitchen dining room with a Raeburn cooker and views over the private gardens. The staircase hall links the entrance hall and the more formal sitting room. On the first floor, there are four bedrooms and two bathrooms and a WC. Attached to the main house is ancillary accommodation currently providing a self-contained kitchen/sitting room and bedroom and bathroom.

The cottage accommodation is versatile and can be used as is; it could easily be brought together to form one property or developed further, subject to the necessary planning permissions. In all about 3,025 sq ft.

Gardens and Grounds
There is ample parking, formal garden and lawn areas around the main cottage. There is a grass paddock too. The grounds are dissected by dry stone walls, a number of magnificent mature trees and much of the property has views over the open countryside which surrounds Littleworth on three sides.

There are a number of useful outbuildings within the grounds including a large garage with workshop, a separate stable yard with three stables, tack room and feed room and other stores. The outbuildings provide in excess of 2,500 sq ft and have potential to be converted to provide studio, ancillary accommodation, other stores or similar subject to subject to necessary consents.

In all about 1.68acres.

SPECIAL NOTE:
The M4 can be heard at times from the property.
