Steeped in history, this unique gem of a riverside cottage on the banks of the Stour is absolutely adorable. The Grade II* Listed Dog and Duck Cottage was the original Dog and Duck pub and can trace its origins back to the 15th century and is just waiting for new owners to fall in love with its quirkiness and location. Nestling virtually under the bridge at Plucks Gutter it also includes eight or nine moorings, so if you have ever dreamt of walking out of your front door and onto your boat then this could be the place for you, whether you are looking for a fascinating holiday home or a charming permanent residence. It is approached down a private lane leading to the river and to the gravel drive that provides parking for a couple of cars. With its high roof line, chimney stack and Kent peg tiles on the original cottage it is everything you imagine an old country cottage to be and this feeling continues as you cross the threshold. Inside there is a characterful kitchen with exposed beams, a traditional terracotta tiled floor, wood units and a range cooker while the lobby includes a fridge, freezer and dishwasher as well as a shower room. The charming, dual aspect sitting room has a beamed ceiling, wood flooring and an inglenook fireplace and opens into the garden room/dining room extension. This has French doors to the rear garden and a wall of arched windows on two sides. There is another extension on the other side of the cottage that includes a big surprise – the stunning bathroom with its large, oval two person whirlpool steam corner bath and shower cabinet. Upstairs there are two double bedrooms with fitted cupboards, sash windows and cast iron fireplaces including one with an en-suite cloakroom. Outside the rear garden has been left for the wildlife to enjoy but includes a stream that was originally the Little Stour and some impressive mature trees. However is a blank canvas for new owners to create their own little haven. While at the front there is a hedge that is enjoyed by the birds adjacent to the recently installed walkway beside the moorings.

What the Owner says:
I bought this cottage in the mid-1990s and it has been a delight but I now spend much of my time abroad, so feel it is time to pass the baton on to new owners. I have enjoyed extending the property over the years and some of the time it has been used as a very successful holiday let including many newlyweds spending at least the first night of their honeymoon here after a reception at the ‘new' Dog and Duck pub across the road, that you can also walk to under the bridge. At one stage I had my own boat moored beside the cottage but now I rent out the moorings which bring in some £6000 per annum. The location is wonderful, The Dog and Duck Inn just 100m away offers Traditional Village Games during the summer including ‘Bat and Trap, and the cottage is not far to the village of Stourmouth if you want to go to the Rising Sun, for a change, for a drink or a meal, there are several riverside paths that lead you there and to local Wildlife Reserves. There is a village shop in Preston or the Minster Service Station with its very useful co-op. At the same time the historic city of Canterbury with its high street stores, individual shops, bars and restaurants is only about 10 miles while the village of Ash and the medieval Cinque port town of Sandwich is even less. The Thanet Way is easily accessible for London, the high speed train at Minster and the Thanet towns and beaches.
