Location
Ty Isaf is located in an idyllic and particularly private setting within a short distance from the popular villages of Cilcain and Nannerch, both offering local amenities. The nearby market town of Mold offers a broad range of services whilst the historic roman city of Chester provides supplementary opportunities. Cilcain offers has a junior school at Ysgol-y-Foel and secondary schooling is available in Mold. Independent schooling is available at Ruthin School and King’s and Queen’s Schools in Chester.

On the recreational front, the property sits in an Area of Outstanding Natural Beauty, on the doorsteps of the National Park offering unlimited walking and cycling opportunities and golf is available at Mold Golf Club.

The A55, North Wales Expressway, is nearby giving access to the North Wales coastline to the west and the M56 and M53 network to the East, leading to the commercial centres of the Northwest. Flint and Chester stations offer a direct service to London, Euston, the latter within 2 hours.

The Property
Ty Isaf is a particularly fine example of late medieval architecture, believed to date circa 1590. The property is Grade II Listed in view of its architectural merit and as a good example of a three-unit hall house. The property originally formed part of the Pen Bedw Park Estate, but more recently in private ownership. The current owners have sympathetically enhanced the accommodation during their tenure, with the conversion of an outbuilding forming the northern wing creating a guest bedroom with adjoining facilities which could serve as a granny annex.

This conversion is linked to the original dwelling by way of a contemporary link, having a distinctive zinc roof and glazed elevations, constructed in 2018.

Accommodation
Contemporary light oak glazed doors open into a welcoming vaulted reception hall. Forming part of the addition to the original cottage, is a charming dining room featuring a dual-sided woodburning stove within a stone lined opening, and this room benefits from light oak double doors opening to the front and rear of the property. Beyond the dining room is a contemporary garden room also featuring a vaulted ceiling and enjoys plenty of natural daylight through twin glazed elevations, with sliding doors, offering stunning views to beautiful gardens.

A charming guest bedroom sits to the end of the extension, featuring a Stovax contemporary woodburning stove, reclaimed rustic timber wall cladding and limed oak flooring. This bedroom has an adjoining walk-in storeroom and utility room, with Belfast sink and plumbing for laundry appliances, with adjoining shower room. This wing of the house could be adopted to create an annex for a dependent relative, where required.

The kitchen sits within the original cottage occupying the eastern wing, with planning for a substantial extension, should it be required. The kitchen is fitted with a bespoke range of rustic oak cabinets under granite work surfaces, and the focal point of the kitchen is a Britannia range cooker with extractor hood and there is a twin Belfast sink and integral dishwasher. The kitchen features an interesting inglenook with oak bressummer housing an ancient bread oven. An inner hallway, with exposed oak ceiling timbers, is cleverly subdivided with a glazed partition, opening into an elaborate walk-in pantry providing storage for crockery, consumables and acts as a secondary food preparation area.

At the heart of the property is an imposing drawing room with exposed beamed ceiling and an inglenook, with magnificent bressummer beam, housing a Coalbrookdale woodburning stove. At the far-end of the house is a delightful home office with elaborate hand-painted bookcases and light oak flooring. Off the study is a vestibule with door to the front of the house and a second door giving access to a convenient WC.

An oak staircase provides access to the first-floor accommodation. The principal bedroom occupies one end of the property with its semi-vaulted beamed ceiling and Juliet balcony. This bedroom benefits from a walk-through dressing room with elaborate storage facilities giving access to a Villeroy & Boch two-piece white suite. There are three further bedrooms, two of which have vaulted beamed ceilings with exposed A-frames, and one bedroom benefits from an enclosed shower cubicle. A luxurious and contemporary family wet room bathroom features a walk-in thermostatic drench head shower, a panelled bath, concealed cistern WC and vanity sink unit.

Outside
The property is approached through a stone pillared entrance onto a sweeping gravel driveway flanked by lawned verges, leading to a courtyard offering extensive parking.

The gardens are a particular feature of this beautifully presented and charming property, elaborately and beautifully designed and landscaped by the current vendors. To the south and east of the property are formal lawned gardens with neatly clipped box hedging and a prolific wisteria trailing across the south facing façade. With access from both the dining and garden rooms is an expansive natural stone paved terrace edged by a rockery and deep planted floral borders, with an easterly aspect. Steps lead up to a useful, externally accessed, large first-floor room with vaulted ceiling, ideal as a hobby room or general storage.

To the western side of the house are further gardens with deep well-stocked borders including rhododendron, twisted hazel, numerous specimen trees and ferns. This section of the garden includes an oak framed garden building with cedar cladding and slate roof and there are two further substantial timber framed garden buildings. To the north of the property, steps lead down to the lower gardens, where there is a serene “healing garden” and an elevated terrace with glass balustrades overlooking a most attractive spring fed natural pond, subdivided by a pretty arched footbridge.
