Features and description

Beautiful former Rectory with coach house and exquisite gardens.

THE PROPERTY
Dating back to the 16th century the property is Grade II listed of architectural and historical importance. The first impression of The Old Rectory is most impressive with its yellow stone façade under a pretty tiled roof. The property is accessed via two attractive electric wooden gates onto a gravelled drive leading to this private idyll.
On first entering the property there is a great sense of charm, space and light with fantastic family accommodation, all presented to an incredibly high standard. There are many rooms in the house worth a special mention, including the lovely dining room with high ceilings and pretty cornicing, and a central fireplace, there is also a door leading out into the kitchen, ideal for entertaining. Alongside the dining room is a fantastic study, and like many rooms in the house boasts wonderful views over the delightful gardens and grounds. The sitting room is a good size with perfect proportions and a large inglenook fireplace and a door leading out to the garden with a paved terrace, ideal for al fresco dining. The family kitchen is quite simply 'as good as it gets' with a range of bespoke wall and base units, and a fantastic central island with a marble worktop. There is plenty of room for a kitchen/breakfast table and also a sofa. There are large double doors leading out to a magnificent paved courtyard, a superb place for entertaining on a large scale and enjoying a summers evening.
Alongside the kitchen is also a utility and boot room, and large cloakroom.
The principal bedroom suite is on the half landing and is annexed from the other bedrooms, with a fantastic en suite bath and shower room which would not be out of place in a 5 star hotel. There is another family bathroom on this floor and large walk-in wardrobe/dressing room.
On the first floor are two more very good-sized bedrooms, both with pretty fireplaces and both with views over the gardens and grounds. On the top floor there are two further bedrooms, ideal for children and/or guests.

THE COACH HOUSE
Alongside the main house is a fabulous thatched coach house with incredibly pretty stable doors. This has been renovated with a huge amount of flair and attention to detail. There is a stunning reception room and ground floor bedroom with natural stone flooring. On the first floor there are two exceptional bedrooms and a bathroom. This ancillary property is a huge bonus and ideal for a number of uses including guests, family, or a great way of producing a very healthy income.

GARDENS & GROUNDS
One of the lasting memories of this incredible property however are the gardens and grounds which would not be out of place at the Chelsea Flower Show. These gardens have very obviously been lovingly nurtured, with a large amount of thought and planning. There is a large ornamental lake with an attractive wooden bridge, and a large lawned area interspersed by a gravel driveway, and traditional oak framed car port, garaging and workshop. The borders are incredibly well stocked and there is a superb vegetable and fruit garden and large barbeque and games area, which would also make a fantastic place to put a small swimming pool.
All in all, this is a truly fantastic family property in an idyllic yet very convenient location.

LOCATION
The pretty hamlet of Burleston was listed in the Domesday book of 1086 having at that time a small population of just nine households. The nearby village of Puddletown is just 1.4 miles away and has a village shop, popular public house The Blue Vinny, doctors' and veterinary surgeries and primary and middle schools. Within easy reach is the county town of Dorchester, 6.7 miles, with a good range of independent and high street shopping. Of particular note is the Conran-designed development at Brewery Square with its cinema, bars, restaurants and leading shops. There is a Waitrose and Tesco for everyday shopping, Dorchester County Hospital and a main line railway station to London Waterloo. The stunning Jurassic coast is just over 10 miles away at either Osmington Mills or Ringstead Bay, and the popular seaside resort of Weymouth is also nearby with its famous award-winning golden sandy beach flanked by the Regency buildings of The Esplanade, and historic working harbour lined with fashionable boutique restaurants and bars. The A35 provides good access to Poole and Bournemouth and a quick link onto the M27 for Southampton and Portsmouth, and onto the M3 to London.
