A period cottage with plenty of charm

Description

Description
Elderberry Cottage is a charming brick and flint period property that has been sympathetically extended. The family home provides a wealth of attractive accommodation, in a desirable position on the edge of Nuffield village, with wonderful views over farmland. The beautiful extension provides a ground floor double bedroom with French windows opening onto the large garden terrace, along with an en suite bathroom with high ceilings and oak beams, it is an impressive extension to the original kitchen. The property includes exposed timbers and beamed ceilings in the sitting room, which has a lovely open fireplace with large wood burner giving a cosy feel and views across the garden. The adjacent study has double doors to the garden and opens to the dining room.
The kitchen, which is beautifully tiled throughout is fitted with shaker-style units, a Belfast sink, stainless steel range cooker, fridge- freezer and an integrated dishwasher. There is a utility / boiler room with an oil fired boiler for central heating and domestic hot water, shelved space and plumbing for a stacked washing machine and dryer.
The ground floor extension is impressive in size, with vaulted ceilings, exposed natural oak beams and large bi folding oak doors, it enjoys a huge amount of natural light, tremendous views down to the end of the garden and fantastic access to the spacious south-facing terrace and garden for entertaining with family and friends.
On the first floor are three double bedrooms and a bathroom, which have a lovely cottage character and open views over traditional, unspoilt countryside.

Outside
Elderberry Cottage is approached down Howberry Lane, a rural track serving three properties. The property has direct access to a bridle path and enjoys a wonderful outlook over surrounding arable farmland beyond its post and rail fenced garden boundary. There is a generous gravelled drive with parking for several cars, a path to the front door and lovely terracing around the front door and front garden. There is also a detached, Oak-framed garage for cars and storage, providing further parking, with an annexe to its first floor which comprises of a kitchen/sitting room, further double bedroom and bathroom.
The gardens are principally laid to lawn and are easy to maintain. There are some handsome trees, including silver birch, beech, cherry, apple, pear and plum. The garden boundaries are well screened from neighbouring properties and the bridle path by mature laurel and evergreen hedging. There are several garden outbuildings, a fast-draining hard tennis court with chain link fencing and a practice wall.

Location

Elderberry Cottage occupies a charming open rural setting on the edge of Nuffield village. Within a short walk of Huntercombe Golf Club, the cottage enjoys a wonderful outlook over farmland and has direct access to a bridle path/ footpath for miles of country walking. Its southerly outlook is peaceful and discreet, but not isolated.
The nearby market and riverside towns of Wallingford and Henley-on-Thames both provide excellent shopping and recreational facilities for day-to-day use, with both towns having a Waitrose, a full range of shops, cinema and theatre. Henley-on-Thames has a train line to London Paddington (via Twyford) with Cross Rail now avaialable. There is good access to the M40 and to the M4, linking to both Oxford and London. Nettlebed (2.3 miles) has a doctor’s surgery; there are schools of excellent repute locally in the area, both state and private.
The surrounding south Oxfordshire and Chiltern countryside is very beautiful. The Ridgeway Path passes through the village.
