We have spent a very happy 12 years in this house and both of our children have attended the brilliant Jenny Hammond Primary School, which is 30 seconds from our door. Our kids are now of secondary school age, so we have decided it is time to move closer to the next schools and for a new owner to reap the benefits of the house and it’s great location.
The Cann Hall area has changed a lot in recent years and continues to improve at a fast pace, there are now plenty of good pubs, independent breweries, craft bakeries and places to eat out, a farmer’s market on Sundays and of course excellent transport links. For the kids and family time there is an excellent skate and play park, along with the open green spaces of Wanstead Flats and Epping Forest, all on our doorstep.
When we purchased the house, it was in a terrible state and was uninhabitable, it required extensive work before we could even think about living here. It had suffered from years of neglect, little or no maintenance and where work had been carried out historically, it was of poor workmanship and materials.
Fortunately for us, we operate a company that specialises in the restoration of historic buildings, so we were undaunted by the huge task ahead of us and were able to utlilise our expertise to restore the house. We immediately stripped the house back to bare walls and rewired the electrical system, installed new heating, kitchen and bathroom, and replastered every wall and ceiling of the house.
We then removed the pebble dash and cement-based mortars used for pointing and replaced these with lime-based mortars which allowed the building to breath once again, this simple but effective approach addressed the damp caused by the common use of cementitious mortars to repair historic buildings. For the facade restoration, we installed quality timber sash windows, natural sandstone stone paving, plinths, tiled pathway and heritage railings and gate to achieve an original aesthetic as per the Edwardian period of construction, which dates from 1909.
It was not all bad though, neglect did bring some positives, internally, many of the original Edwardian features remained; the street door, plaster covings, doors, frames, floorboards etc. were, thankfully untouched.
More recently we commissioned the design of a side extension, planning approval has been granted and we are happy to include the designs and structural calculations with the purchase.
Except for a few modern additions such as dormer loft conversion, through lounge and a wood burning stove, the house is largely original, restored, and ready for the next owner to enjoy it as much as we have.
