Langham House was originally built in 1971 but has been extended over three floors to provide an external floor area of approximately 267 sq m (2878 sq ft). It offers tastefully decorated accommodation which enjoys westerly countryside views to the rear within a plot size of just under a third of an acre.

Church Langton stands on the road from Market Harborough to Melton Mowbray. The house is situated near the outskirts of this historic village and is outside the conservation area. There are numerous scenic walks around the village including the nearby Caudles with many fine bridle paths.

Accommodation

Ground Floor
An open hallway provides access to the ground floor rooms including a good-sized lounge which has a solid oak floor and multi-fuel burner. Double doors lead to a separate dining /sitting room having a parquet block floor and a conservatory is situated to the rear of the lounge. The original kitchen has been extended twice to create a stunning dining kitchen with a high apex ceiling incorporating skylights, a solid wood floor and patio doors overlooking the rear garden. A well-proportioned study to the front is ideal for home working. The separate WC from the hallway and a good-sized utility room complete the ground floor accommodation and a lobby provides access to the adjoining double garage.

First Floor
To the first floor, the galleried landing leads to four double bedrooms, three of which overlook the rear garden and two have modern fitted wardrobes. The fifth bedroom to the front was originally an en-suite shower room and could easily be reinstated. There is also a contemporary family shower room with a double shower cubicle.

Second Floor
A staircase from the first-floor landing leads to a magnificent attic bedroom, converted in 2011 and approached from a second-floor landing with space for a small study area and a Velux fold-out balcony window providing views of the surrounding countryside and Caudle hills. The master bedroom has a sloping ceiling to the front with roof windows providing extensive views and there is a Juliett balcony overlooking the rear garden with views across to Tur Langton and the village Church. There is a large en-suite bathroom with a bath and double shower cubicle and there is a walk-in wardrobe.

Outside
Langham House is set well back from the road and is approached via a drive which provides parking for several vehicles. There is an electric car charging point. The front garden, which originally formed part of an ancient spinney, is lawned with established trees including a sycamore and field oak which are subject to a preservation order. A small double garage adjoins the house to the left and there is gated access to the rear garden on both sides.
The westerly facing rear garden is predominantly lawned with a variety of established trees and shrubs providing ample privacy all year round. There are two timber decking areas, one of which takes full advantage of the beautiful countryside views across to Tur Langton and the sunsets are stunning.
