This property is a stunning and unique country residence surrounded by countryside and set well back from the road on the outskirts of Brading village. The long driveway is flanked by lawns, impressive mature trees and shrubs and leads to the property that nestles in the midst of extensive land and beautiful grounds. With its local grey stone walls, varied roof line, leaded light windows and wide steps to the pitch roof porch, the house has delightful kerb appeal from the moment you set eyes on it.

Off the hall there is a bathroom and one double bedroom including fitted wardrobes and another room currently used as a fifth bedroom, but would also make an excellent office for anyone working from home. As it is just inside the front door it means business visitors would not need to go into the private part of the house.

The inner hall has a number of useful storage cupboards and leads to the truly delightful lounge and dining room. Both these rooms are full of character with exposed ceiling beams and French doors to the garden. The lounge includes a charming brick fireplace while the dining room has a delightful arched recess.

The well-proportioned, dual aspect country style kitchen with a central beam and inset lighting has a large Aga cooker surrounded by a raft of wood units, housing a variety of additional appliances. There is a large adjacent utility room with equally charming wood fitted units and a door to the garden.

On the first floor you will find a large, family shower room and three bedrooms including one with a dressing room and fitted cupboards and the delightful dual aspect main bedroom with its en-suite bathroom and dressing area with two rows of fitted cupboards. Further storage or potential for conversion for additional accommodation (subject to relevant planning permissions) is available in the large attic.

The gorgeous grounds include lovely, cobbled stone terraces, an impressive circular pond, and a double wrought iron gate entrance as well as a number of outbuildings. These include a chicken run and a superb barn that is just ripe for conversion into a separate dwelling, subject to the necessary permissions as well as a garage that could also be converted for other purposes. There is a tool shed next door to the house perfect for keeping garden tools and a large garden greenhouse / potting shed that can also be used for gardening, a space that has also been considered a nice area to build horse stables if required.

What the Owner says:
We have lived on the grounds of Rowborough for over 30 years and could not have asked for a more idyllic private family home which provided us with tranquil surroundings and such happy cherished family memories.
Our parents converted the horse stables into this beautiful country home over 20 years ago and managed to preserve the unique charm of the barn coupled with maturing the land, which once was an orchid around the property, making it a little paradise for beautiful birds and haven for traditional English wildlife.
The Lodge is a great place to live and work from, it's on a great bus route and the ferry taking you to the mainland is no more than 15 minutes away, which means nowhere is far.
Looking back over our childhood, we feel extremely lucky to have had a true countryside upbringing but to also be so close to the beach and local towns was great. The Lodge comes with over 20 acres of land which means plenty of great walks and plenty of space for any additional animals you may want.
Some of our favourite memoires was the all the entertaining our parents did, we have had many celebrations and family gatherings over the years. During the summer months relaxing in the gardens whilst listening to the sound of the birds and having delicious barbecues is extremely special.
