Sunny Beach Coach House was originally the coach house to the adjacent property and over the past few years it has been substantially modernised, professionally extended, improved and remodelled to now offer a unique and characterful family home. Set in the most spectacular location, with gardens that run down to the foreshore of the Holy Loch, the property is only a five to ten minute drive from the larger town of Dunoon where ferries run across to Gourock providing easy links both by bus, car and train to Glasgow. The property itself is impeccably presented throughout and offers a delightful layout over two floors with many of the main rooms taking in views across the gardens and the water. The house features solid timber flooring, fresh and neutral shades of décor and a high end modern specification throughout. The kitchen and bathrooms have all been refitted over the last few years. On the ground floor, an entrance vestibule opens into the reception hall which draws the eye to the far end where steps lead down to a spectacular open plan lounge with patio doors opening out onto a decked terrace with views across the water. At the focal point of the lounge is a delightful pewter fire surround with wood burning stove and a staircase with half turn leads to the upper floor accommodation. Moving back to the reception hall, there is a separate formal dining room to one side, with an arched picture window to the front and on the other side of the hall, a country style kitchen with range cooker, again with arched window taking in wooded views. Also on the ground floor is a cloakroom area with adjoining wc. Moving onto the upstairs accommodation, the landing gives access to a sizeable master bedroom with water views and with deep walk-in wardrobes along one wall. There are further “Velux” windows providing more natural light and the room enjoys its own ensuite shower room. There are two further double bedrooms on this floor, both of which are good sized double rooms, and the stylish family bathroom that features a stand alone bath, shower cubicle, wc and wash hand basin. The house is warmed by LPG (gas) central heating and has high performance timber framed windows throughout. The property sits just off the main road through Strone, yet the majority of the gardens are laid out to the rear to take advantage of the magnificent views over the Holy Loch, whilst enjoying all day long sunshine. At the front there is a gravelled area, and from here there is access around either side of the house. On one side there is a timber bin store. The majority of the grounds are lawned, divided by a pebbled path that leads down to a larger gravelled area that takes in views up and down the loch and gives access directly onto the shore. Adjacent to the house is a large composite deck area that is ideal for entertaining and is accessed directly from the lounge. The hamlet of Strone forms part of a ribbon settlement that runs west to east along the northern side of the Holy Loch. The larger town of Dunoon is only seven miles away and provides a wide selection of facilities that include shops and supermarkets, bars, restaurants, a library, hospital, leisure centre and swimming pool. From Dunoon and Hunters Quay there are ferry crossings both (passenger and car) across to Gourock which has links from here by car, bus and train to Glasgow. There is a primary school in Strone, with further primary and secondary schooling available in Dunoon with some of the children in the area attending the independent school of St.Columbas in Kilmacolm where a private bus service is in operation from Gourock. The property is set in the Loch Lomond and Trossachs National Park and the surrounding area is perfect for those who enjoy outdoor living with stunning scenery, beautiful country walks and an abundance of leisure facilities available. The Firth of Clyde offers some of the best sailing on the west of Scotland and there are marina and chandlery services at the Holy Loch, Port Bannatyne, Portavadie, Inverkip, Largs and Port Glasgow.
