A beautifully appointed detached house in a prime village setting, overlooking the Village Green, combining period charm with a fabulous finish and modern twist, as well as westerly gardens

Description

Extensively renovated by the current owners, and entirely re-thatched in 2022, the house has been electrically rewired, re-plumbed, reconfigured and extended. Stocks Cottage occupies a beautiful setting set back from Market Overton’s Village Green with a good degree of privacy and west facing gardens.

The beautifully appointed grade II listed house is officially named 11 Main Street, and was originally three cottages. With largely full width, dual-aspect principal rooms, which retain period features and high ceilings, the house is largely oak floored and has many attractive features, whilst the garden is also delightful, mature, enclosed and private.

Accommodation
The front door opens into a full width sitting room, with a wide Inglenook housing a hooded grate fireplace, with great character. The 20’ kitchen occupies the core to house. It is fitted with a bespoke suite by a local master cabinet maker, Mark Atton, which incorporates a central island with inset sink, integrated appliances and breakfast bar, together with a modern Aga Duel-Fuel Range within the inglenook and a pantry. The symmetrical 15’ dual-aspect dining room alongside offers ample space for large tables, with an internal door opening to the integrated garage/workshop.

From the sitting room, double doors open to a utility room, with shower room alongside, whilst the office completes the ground floor accommodation, with fitted cupboards and two windows overlooking the Village Green.

The first floor is served by two staircases, with bedrooms one and three accessed from the main landing, along with the family bathroom.

The principal bedroom suite has impact. Dual-aspect and elegant, with a vaulted ceiling and large stone fireplace, double doors open from the bedroom into an opulent, vaulted en suite bathroom, with a central clawfoot rolled edged bath, his and her basins and a wet room shower, together with fitted wardrobes.

Bedrooms two and four are accessed from the secondary staircase. Bedroom two is a fabulous double bedroom, with fitted wardrobes and drawers, views to the village and garden and access through a dressing area to a well-appointed ‘jack and Jill’ en suite bathroom, which connects to the main landing. Bedroom four is fitted with built-in bunk beds.

Outside
The garden lies to the west of the house. Fully enclosed and accessed from the sitting room and kitchen, as well as the garage. The gardens are largely lawned with deep, well-stocked flowering borders and mature fruit, Birch and deciduous trees, with kitchen garden, mixed fruit trees and greenhouse. There are various pea-gravel and stone flagged terraces around the garden for dining and tracking the sun, with a brick built studio store, currently used as an artist’s studio with separate WC.

Location

The conservation village of Market Overton lies some six miles to the northeast of Oakham, offering a doctor’s surgery, community shop, public house and cafe, as well as cricket and bowls clubs and café.

The village is ideally placed for schools with Oakham, Uppingham and Stamford all within 14 miles, and Brooke Priory (six miles) and Witham Hall (12 miles) preparatory schools nearby. The A1 at Stretton is five miles to the east, whilst trains from Grantham station to London Kings Cross take from 63 minutes. Rutland Water (six miles) offers a myriad of activities including sailing club, cycling, fishing and an RSPB reserve, among other activities.
