For buyers looking for that utopian move to the country that retains a link between picture postcard Devon backdrops and all the amenities of an established village then 'Sharma' in the popular village of Parkham is a certain contender. Sitting on approximately 0.5 acre plot with far reaching views across its rear boundaries, this is a truly special home and sits in an attractive modern cul-de-sac of contrasting builds. Beautifully presented and decorated this residence has been lovingly maintained for 13 years by our current vendors and features all the benefits of a stunning family sized home. Featuring five bedrooms, three reception rooms, three bathrooms and a double garage this is a sizeable property and ready for the next owners to move straight in.

Upon entry, a covered storm porch leads into a welcoming entrance hall with a study positioned at the immediate right with a downstairs cloakroom soon after and a set of stairs rising to the first floor. To the left of the hall is the living room, a particularly spacious room measuring 20ft in length further complimented by a large bay window overlooking the front garden.

Off the hall is the kitchen which provides the first glimpses to the views over the garden and the fields beyond. The kitchen itself features granite work surfaces, a built in ceramic hob with double oven and an integral dishwasher. The room then continues into the dining room adjacent featuring a set of sliding doors which in turn leads to a utility room with doors to both the rear garden and garage. Finally on the ground floor is a sun room. A fantastic space which is designed to both relax and entertain with guests linking itself to the patio and garden outside.

Venturing upstairs and the landing sprawls into two notable directions. The master suite sits over the garages to the right and is a fantastic room featuring pre-defined sleeping, dressing and washing areas. At the opposite end is a wonderful guest room which also benefits from a second ensuite. Two further bedrooms are each deceptive doubles all served by a family bathroom with a fifth bedroom being a single. It is worth adding that all rear facing rooms boast fabulous far reaching views over the open countryside.

To the front of 'Sharma' is a tarmac drive providing parking for multiple vehicles with access to the double garage. A pretty rockery with planters and herbaceous borders further compliment the front along with a small lawn.

The rear garden is a breathtaking and needs to be seen to be fully appreciated. Expanding some 260ft in length the nearside area enjoys a flagged patio and level lawn complete with sculpture water feature. Continuing on and our vendors have created a vegetable growing area with raised beds, a timber shed and moon gate. Finally the majority of the remainder of the garden is laid to a mature lawn with hedged boundaries and small seating area at its furthest base of the plot. There are several compost bins and a shed that houses te ride on mower (included in sale) and a back up generator (available by separate negotiation).

Parkham village is close to the Atantic Highway (A39). It has a local butchers shop which, as well as the usual meat products, also offers essentials like milk, bread and eggs. There is The Bell public house which also serves food and a motor garage. Allardice Hall, which celebrated its 50th Anniversary in 2007, is used regularly by community groups, chapel, church and school for a host of fun and fundraising events. The parish church of St. James is in a peaceful setting behind what was once the Village Green and has an 84 ft. high tower. You are also close to Bideford for banking facilities, colleges and schools. There is also a school bus which stops in the village which also provides public transport links to local secondary schools.
From Bideford Quay proceed towards Torrington on the A386. Upon reaching Landcross, take the right hand turning signposted Parkham. Continue on this road following the signs to the village. At the top of the hill with the church, turn left and follow the road for a short distance to where Pound Meadow will be situated on your left hand side. 'Sharma' or number 11 will be situated in the cul-de-sac towards the left.
