An outstanding large five-bedroom family home set in beautifully landscaped gardens in a private and tranquil setting of around 0.74acres.

Description

The property was built in 2004 for the current owners. It is a large, spacious, five bedroom family home set in just over half an acre of landscaped gardens in a very tranquil setting on a private road in the heart of Carbis Bay.

The front door, with glazed panels to either side, leads into a spacious travertine style tiled hallway off which all the downstairs rooms lead.

To the left is a corridor leading to a spacious cloakroom, the utility room and a door in to the double garage. The garage has two electric “up & over” doors with plenty of room for two large cars, a door in to the rear garden along with space for further storage.

The Utility room has base units to both sides, a sink, under counter space for both a washing machine and tumble drier as well as space for a large free standing fridge freezer and also has access out on to the rear patio area.

The secondary sitting room or snug leads off from the left of the hallway and has double doors leading through in to the conservatory which has lovely views out over the rear garden.

The sitting room is to the right of the front door and is an exceptionally large “P” shaped triple aspect room. This bright and spacious room has patio doors out on to the front terrace and a stone effect fire place with modern gas ‘pebble’ fire. Double folding doors lead from the sitting room in to the open plan dining room kitchen.

The dining area has travertine style tiled flooring, patio doors out on to the side terrace, a further door way in to the hallway and through an arch in to the kitchen. The dual aspect kitchen with travertine style tiled flooring has wall and base shaker style, cream painted, units on three sides to include a central island and large larder cupboard. Both windows look out over the rear garden. All the white goods are Neff integrated appliances and include a double oven, 5-ring gas hob, dishwasher and an under counter fridge and separate freezer.

A wide return staircase leads from the centre of the hallway to the first floor landing off which all rooms lead. This is a wide and bright area being lit by two light tunnels.

The principal bedroom is to the left with en suite and quadrant shower, bidet and twin sinks. This is a large triple aspect bedroom with views out over the front garden and to the side out over Porthkidney beach. The room also boasts patio doors out on to a small balcony, a separate dressing room with built in wardrobes and an en suite bathroom with a free standing bath, quadrant shower and twin sinks.

There are two further double bedrooms, both with views out over Porthkidney beach, with one having built in wardrobes, the other an en suite shower room.

The fourth bedroom is a single and overlooks the rear garden and has glimpses of the sea through the trees. It also benefits from a built in wardrobe. This room has been used as an office by the current owners.

The family bathroom has a bath with overhead shower and there is also a further large bedroom or the “Guest Suite”. This has a door off the landing leading in to a small hallway, with the en suite shower room on the right and a further door leading in to a very large partially vaulted bedroom with spacious built in wardrobes. This is a very bright and airy triple aspect room with windows overlooking the front, side and rear gardens with sea glimpses through the trees.

Gardens & The Exterior

The property is located on a private road off Parc-an Gonwyn, containing just three houses. The house is so named as the garden is flanked on two sides by some quite spectacular Monterey Cyprus trees.

The property sits in half an acre of quite beautifully landscaped gardens, with several different seating areas offering the benefit of sunshine throughout the day. The driveway is block paved and leads to a two door double garage, with ample parking in front and to the side.

The garden on both sides of the driveway is laid to lawn and is enclosed at the front by a waist high wooden slatted fence with significant planting of mature bushes and shrubs to include Hydrangeas, Cordylines, Palms, Agapanthus & Camellias. On the right of the driveway, screened by planting is a small south facing patio area.

The rear garden can be accessed, via gates, on either side of the house and has been imaginatively landscaped. To the left of the house is a wild flower area nestling beneath the trees. To the rear of the house, a paved patio area leads on to a shaped lawn with mature borders with steps leading down to a larger lower lawn. On the easterly side of the house there is a terraced area off the dining room with steps down to a circular “sunken” patio area, surrounded by planting, which benefits from both the morning and evening sun – a perfect BBQ spot!

Location

Cornwall’s unique character comes from its historic landscape and some 400 miles of spectacular coastline. This delightful detached family house, surrounded by beautiful mature gardens, is in an enviable position, so private and tranquil yet just 0.2 miles from Carbis Bay beach. Access to St Ives is either by train from the Carbis Bay Station on the scenic St Ives Branch line at the bottom of Porthrepta Road, or by foot it is just over a mile and a half away via the South West Coast path.

St Ives is home to the landmark Tate St Ives Gallery (built in 1993) and the famous Barbara Hepworth Museum, St Ives is bordered by three beautiful sandy beaches which are repeatedly voted among the best in the British Isles, one particularly for surfing. Set against the colourful backdrop of the working fishing harbour, the turquoise waters of St. Ives have attracted artists since the 19th century due to its renowned clarity of light. The town, with winding cobbled streets, is also a ‘foodie’ destination packed with numerous restaurants, pubs and cafes all offering excellent fare including the award-winning Porthminster Beach Café.

At nearby Lelant, overlooking the Hayle Estuary there is a spectacular links golf course with views stretching up towards Godrevy Lighthouse. A scenic branch railway line links Carbis Bay and St. Ives with the main London-Penzance line at nearby St. Erth.
