A beautifully appointed barn conversion in a tucked away secluded setting on the edge of the village.

Description

The Old Barn House is a well-presented property finished in a contemporary style along with the original vaulted barn section located in the core of the property and which retains much of the original oak framework. The property further benefits from large windows providing bright accommodation along with French windows and several wood burning stoves in addition to underfloor heating throughout the ground floor. The barn is wonderfully situated down a long tree-lined drive which provides a private rural position with far reaching and unspoilt views. The property also features a detached guest annexe which is also presented to a high standard. Outside, there are lovely gardens and grounds including a pond and an area of woodland. The remaining grounds comprise extensive parking, terracing and a paddock with a stable block to one side and all enclosed by mature indigenous hedging.

Accommodation

A part glazed front door leads into a hall with oak floors and on to the main vaulted drawing/dining room displaying numerous beams and studs and large glazed windows. To one end of the room is a massive brick fireplace housing a wood burner with galleried library room over. Doors lead through to an inner hall and onto the kitchen/breakfast room with a comprehensive range of base and wall mounted units including integral fridge and dishwasher and a Rangemaster cooker. There is a wood burner, an oak newel staircase to the first floor and a utility room with further units. A stable door leads to a boot room/side hall with further cupboards and door to outside.

The sitting room is located beyond the kitchen with triple aspect windows, tiled flooring and inbuilt storage cupboards along one wall.

The staircase leads to two large bedrooms each with balconies and well-fitted ensuite bathrooms. The second bedroom is currently used as a home office with built-in work desk and cupboards. From the main entrance hall is an inner hall which leads to a vaulted bedroom with doors to the outside, in-built wardrobes and stairs to galleried mezzanine study/dressing area and ensuite bathroom with shower, corner bath, WC wash basin. There is a further bedroom with garden views, built-in wardrobe and ensuite shower room. The next bedroom has a pitched ceiling with exposed timbers and an ensuite shower room with hatch to loft. There is a separate cloakroom just off the side hall.

OUTSIDE
The Old Barn House is approached through a long tree-lined gravel drive with open countryside on one side. A further gateway at the end of the drive leads through the establish gardens and culminates in a wide parking sweep which also fronts the double car port with EV charger and storeroom and side kennel. A raised brick terrace runs the inner length of the barn with established shrubs and lawn areas to the side. The Annex is set just off from the house with a glazed door leading into the main living room with kitchen units to one side, would burner and ensuite shower room beyond.

To the side of the annexe is workshop with plumbing for sink and loft storage. There is a machinery store and to the rear a covered wood store.

The gardens surround the house on all sides enclosed by established hedging and a wooded area and large pond with lovely views over the surrounding open countryside.

Double gates lead to the equestrian part of the property with a stable block comprising a double stable with central feed/tack store and open hay store to one end and fronts a concrete yard which in turn opens out to a paddock.

Location

The Old Barn House is situated in a stunningly quiet rural setting at the end of a long tree lined drive backing onto open countryside. It is unusual in that it stands alone within its grounds and not immediately adjoining a farmhouse or another complex of buildings. The village forms a focal point for the surrounding area and contains a good range of local facilities including a primary school, general stores, Post Office and garage, as well as the renowned Low House pub. The historic market town of Framlingham is about 7 miles to the south, offering an excellent range of shopping, recreational and educational facilities in both the public and private sectors. The Suffolk Heritage Coast is easily accessible some 15 miles to the east. InterCity services run regularly from the county town of Ipswich, which lies 22 miles to the southwest, to London’s Liverpool Street Station. The market town of Diss, 12 miles to the north west, also offers regular Intercity services to London’s Liverpool Street and to Norwich.
