The Property
Gilside Farm extends to around 39 acres of farmland close to the town of Haltwhistle in the heart of Hadrian’s Wall country. The area is ideal for livestock farming and equestrian pursuits with easy access to the main infrastructure of the North East, yet located amidst some of the most beautiful surroundings that Northumberland has to offer. Sitting centrally to the land is a substantial stone-built farmhouse that has been updated and extended along with a range of outbuildings for livestock and the storage of agricultural equipment. There is the potential to further develop the property through the conversion of the traditional stone barn.
There may be the opportunity to rent further land of around 40 acres, subject to separate negotiation.
The Farmhouse
Gilside Farmhouse is an attractive and generous stone-built property occupying a central position within the land and benefitting from wonderful views all around. The original farmhouse was already of impressive size and was further extended on 2016 when the adjoining barn was converted to create yet more accommodation.
The living accommodation is light, spacious and flexible. The sitting room has lovely solid wood flooring that reflects the history of the building, whilst the family room has a more contemporary atmosphere. Both rooms look out across the and the Tyne Valley beyond. At the heart of the farmhouse is the fantastic open plan kitchen and dining room which was created in 2021 by removing an internal wall to form expansive flowing space. There is a range of fitted cabinetry, a large central island and a grand AGA as a centrepiece. Exposed wooden ceiling beams run above the dining area with room for a large table and chairs. The kitchen is further served by a utility/store room and there is also a boiler room. An accessible shower room completes the ground floor accommodation.
There are six bedrooms arranged across the first floor with varying outlooks. The principal bedroom has a vaulted ceiling and triple aspect. This room benefits from an en-suite shower room, whilst the other bedrooms are served by a family bathroom. The bedrooms display a mix of character features and contemporary finishes. Any one of these rooms could easily be configured for a variety of uses, including a home office or study.
The Land
The land at Gilside Farm offers superb pasture and hay meadows which are divided into well-managed fields by a mix of stone walling and modern fencing. There is good access to all the land, and also good water supplies. Currently the land is used to farm sheep and beef cattle. In all the property extends to around 39 acres.
Outbuildings
There is a range of both traditional and modern outbuildings at Gilside Farm. Adjoining the farmhouse there are stone-built barns with huge storage space, with the more modern outbuildings standing adjacent. These outbuildings are set up for livestock and further storage. All are well laid out with easy access for agricultural machinery.
The fantastic traditional stone barn offers great potential to convert, subject to securing the necessary consents. This could provide further accommodation to the main house, an annexe for guests or a dependent relative or a host of other possibilities.
