Despite its peaceful location, the house is only a short walk from the historic town centres of Birman and Dunkeld with a delightful range of historic buildings, interesting independent shops and a variety of high-quality bars and restaurants.
The current owners have significantly upgraded and lovingly restored this wonderful home to provide true 'walk in' accommodation. Enjoying many period features such as high ceilings with ornate cornicing, original wooden shutters, traditional marble surround fireplaces and stripped wooden floors give the house an elegant ambience showing it's historic past.
Accommodation is formed over two floor levels (excluding turret), measures 2271 sqft and in full comprises; attractive entrance vestibule, impressive entrance hallway with spectacular original staircase, two front facing sitting rooms with multi-fuel burners and both enjoying views over the garden. The kitchen is the heart of the home and has been beautifully re-fitted to provide modern conveniences and allows space for a large dining table. Off of the kitchen you will find a useful utility room and access to the courtyard garden. A cloakroom WC completes the ground level accommodation. Upstairs the spacious principal bedroom has windows on three walls and space for a king-sized bed. The second bedroom also has room for a king-sized bed and excellent views over the garden and hills beyond. A well-appointed bathroom and separate shower room are located on the same level as the bedrooms. There is a handy home office on the half landing and the charming turret which is accessed via a loft ladder from the bathroom offers a lovely studio or addition space for home working.
With a rhododendron lined private driveway, the house is surrounded by circa half an acre of mature gardens. There is a high quality detached garage with slate roof and separate workshop. The large tarmacked driveway allows off road parking for at least four vehicles and the large chipped area from the driveway leads you round to the mono blocked courtyard. There are a number of lovely places to relax within the summer months. The main section of garden has been significantly landscaped and features a well-placed sun deck. The sheltered courtyard garden to the rear is a delight and offers the perfect place to enjoy that morning coffee. Also there is a handy path just 50 metres from the house that takes you down to the river and along to Dunkeld and beyond.
Birnam is a charming village which was originally made famous by Birnam Wood in Shakespeare’s play Macbeth. Birnam Arts Centre is a community owned arts centre which offers theatre, concerts, art exhibitions, facilities for meetings and workshops as well as a Beatrix Potter exhibition and indoor children’s play area. The local library, a gift shop and a popular cafe are based in the centre. Ladyhill House is ideally positioned within walking distance of the primary school, (The Royal School of Dunkeld), the medical centre, the arts centre, tennis courts and a bowling green. Together the two villages offer a wide range of shops, restaurants, hotels, a post office and bank. The 18-hole Dunkeld and Birnam Golf course is a short drive away. Also close by is the Hermitage owned by The National Trust for Scotland, which is a well-loved woodland walk and there are many walks and cycle routes in the area. Perth, about 13 miles south of Birnam, has an excellent range of shops, supermarkets and professional services, and is in a pivotal position with motorway and dual carriageway connections to all the major cities of Scotland. Dunkeld and Birnam Railway Station is within 10 minutes' walk from Ladyhill House and provides direct services to Perth Edinburgh, Glasgow, Inverness as well as the sleeper service to and from London.
