Internally presented to a high standard throughout creating a wonderful family home with character.

Interior - Stepping into Harvey Cottage you are instantly engaged with the character and charm. The reception hall has original balustrade leading to the first floor accommodation. The sitting room has a feature fireplace with open fire, feature bay window and exposed wooden flooring. The dining room has a feature fireplace with log burning stove and exposed wooden flooring. The kitchen is fitted with a bespoke range of base and wall mounted units with ample storage and wooden work tops. Integrated appliances include two fridges, extractor fan, dishwasher and a Range gas cooker available by separate negotiation. Off the kitchen is a fitted utility and guest cloakroom with shower cubicle. There are some steps leading into an attic area which has potential to make into a further room. You will also find a study providing an ideal work from home space. There are stairs down to a useful cellar, ideal for storage/pantry.
On the first floor, there is a master bedroom with fireplace and fitted wardrobes. Three further bedrooms and a charming fitted family bathroom with roll top bath.

Exterior - Located on an imposing corner position with front garden. To the side is a gated access off Greenway leading to a block paved driveway and garage. There is play area and the rear garden which is laid mainly to lawn with display borders and a patio area.

Locality - an historic market town known as “The Gateway to the Peak District” due to its convenient location to the magnificent Peak District National Park. It is within easy access of the A50 (9 miles) which connects to the M1 & M6 motorway links. Famous for its annual Royal Shrovetide Football (dates back to 1667) which is played on Shrove Tuesday and Ash Wednesday. There is a great array of amenities and facilities within a thriving town centre, which offers a plethora of individual, mainly independent shops and cafes. Ashbourne has a popular golf course on the outskirts of the town, and has the highly sought after secondary school of Queen Elizabeth’s Grammar School (QEG’s) which serves Ashbourne and the surrounding Derbyshire Dales villages. There is a bus station which helps connect Ashbourne to Derby and Uttoxeter with a number of regular services, and nearby train stations at Uttoxeter and Derby & Matlock.

Owner's perspective - Harvey Cottage has been a very happy family home for us for the last 18 years. It’s been a labour of love restoring the character and period features of this beautifully unique property. We have been lucky to enjoy the wraparound, fabulous garden space, particularly for our wedding reception and have benefitted from the short (and flat) 5 minute walk to town, proximity to Queen Elizabeth’s Grammar School plus walks in the beautiful Derbyshire Dales from just over the road. We will be sad to leave, but we know that this house will be extremely loved by whoever lives here next.

Agents notes - Council Tax: Derbyshire Dales & Band E
Services: Mains electricity, mains water, mains gas, mains drainage & broadband internet.
The property is a listed property.
