Description - The property consists of a ring fenced block of
permanent grassland with the benefit of an attractive pool. The land is arranged as four enclosures , three of which are level or very gently sloping. The largest field of just over 7 acres is undulating but not steep.

The land is bordered by traditional deciduous hedges and post and wire fencing. The land has some large trees and sections of former hedgerow which provide shelter for livestock.

The land has the benefit of a mains water supply,
supplying 2 automatic water troughs located on the land.

The land has traditionally been mown for hay and silage and used as grazing for sheep and cattle.

The Provisional Land Classification Maps of England and Wales indicate the land is a mixture of Grades 3 and 4.

The Soil Survey of England and Wales indicates that some of the soils are of the Pinder Series which are a
slowly permeable seasonally waterlogged fine loamy and fine silty over clayey soils with only slight seasonal
waterlogging. The remaining soil is of the Adventurers 1 Series which is described as a deep soil on flat land
suitable for some cereals and grazing.

Tenure - The property is freehold and vacant possession will be granted at completion.

Services - The property has the benefit of a mains supplied water trough serving 2 automatic water troughs on the land. The supply also serves the owner's cottage and
retained land.

The purchaser may, if they wish, continue to benefit from this supply. If the purchaser wishes to benefit from the water supply, the owner will install a
sub-meter at the boundary between the retained land and the land to be sold which the purchaser will pay for. At present, the supply is not metered and the purchaser and his successors in title will be responsible for reimbursing the owner and her successors in title for 50% of the water invoice which the purchaser must pay within 28 days.

If the water supply subsequently becomes metered, the purchaser will pay for the cost of all water used, together with 50% of any standing charge. If the purchaser does not pay for the water within 28 days, the owner may cut off the supply.

Restrictions, Easements & Rights Of Way - The land is sold subject to the rights granted in a Deed dated 26th February 1976 allowing the Manning Family and their successors to lay and use a water pipe through the land to serve land to the immediate south of the property.

The land is sold with the benefit of a right of access over a stoned lane coloured blue on the plan attached within these details. This access has been used by the owners since before February 1976 and Statements of Truth will be put in place to confirm this point.

The property is sold subject to and with the benefit of all restrictions, wayleaves, easements and rights of way whether public or private and disclosed or otherwise.

Basic Payment Scheme - No Basic Payment entitlements are available or included in the sale.

Environmental Stewardship - The land is not entered into any Environmental Stewardship Agreements.

Plans, Areas & Schedules - These are based on the more recent Ordnance Survey ProMap plans from which the areas have been calculated. The purchaser should be deemed to have satisfied himself as to the boundaries of the property together with the area. Any errors or mis-statement should not entitle the purchaser to annul the sale or receive any compensation in respect thereof.

Sporting Rights - Sporting rights over the land are included with the sale of the land.

Timber Rights - All standing timber is included in the sale.

Mineral Rights - All mining and mineral rights are included in the sale.

Viewing - The land may be viewed during daylight hours but only between the hours of 8.00 am and 6.00 pm with a copy of these particulars to hand.

Method Of Sale - The property will be offered for sale in one lot by Formal Tender, with a closing date of Friday 20th May 2022 at 12 noon.

If you wish to make an offer, you must contact either the sole selling agents or the vendor's solicitors who will send you a copy of the Tender Pack which will include the contract, a copy of the title, Local Authority Searches, sellers enquiries etc.

You must also complete the tender form and return the contract, tender form and your cheque made payable to Lanyon Bowdler Clients Account equal to 10% of the purchase price you have tendered.

If your offer is successful, the Vendor will sign your contract and effectively exchange contracts and your cheque will be presented for payment.

Completion is set for Friday 17th June 2022, but could occur sooner by arrangement.

The Vendor does not undertake to accept the highest or indeed any offer. To avoid duplication of offers, it is suggested that any tender submitted should be for an uneven amount of money.

If you are unsuccessful your cheque will be returned to you along with a letter confirming that your offer has not been accepted.
