Life is full of surprises, and this certainly was a very nice one for me! My heart almost stopped when I first saw this property! Pardon the pun but I was totally blown away and for once ... lost for words! If I wasn't married with three kids, I would definitely live here myself. Who would have thought that nestled away in this quiet little backwater lay such a fabulous find and a real pleasure to meet. It's every bit as nice as the photographs and delights in revealing its little gems as you take a look around inside. There is something about water that makes it just wonderful to be next to; in this case, perhaps it's the peace and tranquillity that the 127 miles of the Leeds and Liverpool Canal brings. And if it's a private balcony affording panoramic views and plenty of secure parking you're after, then this is definitely the one for EWE!

So, now that our palpitations have settled, we can begin our tour ... which starts as we approach from the access road into the grounds of the former historic mill. Here you will find a second car parking space, which is in addition to its own underground secured parking. Driving into the car park and with the use of your security entry fob, there is no need to leave your car before proceeding to your secured and sheltered allocated parking space. A nice benefit in inclement weather or if laden with shopping. A few steps take you straight through a security door to the lift, which can whisk you straight to the floor on which your gorgeous penthouse apartment is sited. Alternatively, there is access from a short flight of stairs through a security entrance system into the communal hallway, which gives access to the staircase and lift.

A very pleasant start to your tour begins by entering a 6m "L" shaped hall, which serves the bedrooms and bathrooms and has a staircase that takes you up to the penthouse living accommodation (check out the photo). Proceeding up the staircase takes you into a truly gorgeous 9m combined living room and kitchen that is to die for! The kitchen is newly installed and has an extensive range of quality wall and floor units having soft closures (so no trapped fingers there then) and lots of extras too for you to discover. There is a super breakfast bar that can easily seat 4. The 5m x 4m living room area has fabulous flooring, matched by vaulted, beamed ceilings and floor to ceiling picture windows, combined with twin Velux windows, giving a fantastic air of space and light. Through the double doors, the icing on the cake, for me, is the 4m, high-sided, private balcony, having distant panoramic views over rooftops and beyond. The external downlighting could make for a romantic evening setting.

So back downstairs, through the entrance hall, and off to the right takes you to the master bedroom, which has a nice revealed stone wall feature and accesses the ensuite shower room. The second bedroom is located at the end of the hallway and could easily double up as an office, should you wish to work from home. A contemporary house bathroom finishes off the accommodation just nicely.

Outside a quaint, wide, paved walkway, bordered by ornamental cherry trees leads you down to a quiet seating area, which enjoys lovely views over the canal and playing fields beyond. So, what's to love about living here? Only 127 miles of beautiful Leeds to Liverpool canal to walk, run and cycle along! Great for the outdoor life: loads of footpaths, bridleways, etc leading into some lovely woods. A number of good pubs, restaurants, and shops within walking distance of home… The Stansfield Arms, Bhajis and Beer, Kiplings, and The George and Dragon to name but a few. The train station is 12 -15 mins walk away with about a 12-minute commute into Leeds city centre. Leeds and Bradford Airport is 4 miles up the road but we don't seem to be on the flight path, thankfully. There is a nice cafe with outdoor seating at the marina, together with boat hire. A great vibe to life.

The neighbouring villages of Calverley, Horsforth, and Yeadon, etc offer a wide array of amenities such as shops, banks, supermarkets, and schools. There is a good selection of restaurants, pubs, and eateries, catering to all tastes and age groups alike.

A little history...
The bridge from which the village takes its name was built in the late-16th century or early-17th century. In 1777 a stone arched bridge was built on Harrogate Road over the canal but the present bridge dates from 1936 and has since been widened. From 1846 until its closure in 1965, Apperley Bridge railway station was situated across the boundary in Rawdon. Off Tenterfields, close to the canal, were four 19th-century mills; Apperdale Mill (formerly Dyehouse Mill), Oaklea Mills, Valley Mills (Canal Mills) and Whitfield Mill. Apperdale Mill and Oaklea Mills survive close to the canal basin, which is now a pleasure boat marina. Since the 1990s housing has been built in the Tenterfields area between the canal up to Greengates.
