Description - An outstanding Palladian style modern Manor House, completed to the most exacting specification in 2005. It is beautifully situated in the far south west corner of Gloucestershire, just outside the historic border town of Chepstow, and about 5 miles from the Severn Bridge. Tidenham Manor stands within some 7.4 acres of superb landscaped parkland and manicured gardens in a commanding elevated setting, with panoramic views over a long stretch of the nearby Severn Estuary to the southern Cotswolds.

The main house offers almost 9,000 sq.ft of immaculate and manageable accommodation with classic high ceilings and the benefit of underfloor heating virtually throughout. Attention to detail is everywhere and includes the inlaid marble in the reception hall, the carved ceiling covings and the hand crafted kitchen. This accommodation includes: an opulent hall with grand curved staircase and galleried landing with cupola; three most impressive main reception rooms; study; hand crated kitchen; huge conservatory; six luxurious bedroom suites; a staff flat and extensive basement.

The approach is through electrically operated security gates onto a long drive through lovely gardens to a huge parking area and the three car garage. The gardens are totally enclosed and include a large WALLED GARDEN with large parterre, a detached THREE BEDROOM STONE COTTAGE, useful outbuildings and a DERELICT STONE COTTAGE.

STEP INSIDE

The approach off the parking area is through a pillared entrance to an exceptional and very impressive large hall. There is marble flooring (with underfloor heating) throughout the ground floor. Double doors lead to the drawing room and dining room. Also off of the hall is the sitting room, large fitted cloakroom, inner hall and pantry. A wide curved staircase, with wrought iron

balustrade and brass handrail rises to a galleried first floor landing with cupola.

Both the drawing room and sitting room have fine views of the Severn Estuary and grand glazed doors leading to the east terrace.

All three main reception room have bespoke fireplaces.

At the heart of the house is the kitchen with hand crafted bespoke units including a huge island with sink and butcher's block and an extensive range of integrated appliances

Through the kitchen is the wonderful year round CONSERVATORY.

The remaining ground floor accommodation includes a fine part panelled study with book shelves and a long inner hall. Off of this are domestic offices, three CAR GARAGE and access to the SELF CONTAINED ONE BEDROOM STAFF/GRANNY FLAT. There is also internal access to the BASEMENTS. These have tiled floors ideal for storage with one room designed as a wine cellar with the second large room ideal as a games room, gym or home cinema.

Upstairs is a large rectangular galleried landing with daylight flooding in from the cupola. The six well proportioned bedroom suites, all with shower and/or bath are of an exceptional standard. However, the principal suite is outstanding. It occupies the entire east side of the first floor. The bedroom is enormous, as is the fully fitted dressing room and both have balconies to take in the full panorama across the Severn estuary.

Outside - STEP OUTSIDE

From the gated entrance, as the long drive curves through the garden and grounds the first view of the house can't fail to impress. Wonderful as the house is, it is set off by the truly beautiful parkland gardens. Laid extensively to well manicured lawns with many specimen trees there is always somewhere to stand or sit, to enjoy sun or shade, and not forgetting the magnificent views of the Severn.

There are attractive stone walls throughout including a fine WALLED GARDEN of about an acre. Here, there is a large parterre, a small orchard and pleasant outlook to the adjacent ancient Parish Church. Protecting the property to the north west is a large area of mature woodland.

Beyond the main garden, behind a wall and gate is THE CIDER HOUSE, a refurbished DETACHED THREE BEDROOM COTTAGE, with original cider press. Ideal for relatives, staff, holiday lets or extensive HOMEWORKING OFFICES. Nearby is a further GARAGE/STORE and a DERELICT DETACHED COTTAGE with potential.

TIDENHAM is a hamlet and scattered rural parish in the far south west Gloucestershire. The popular Welsh border town of Chepstow is only just over two miles away. Here there are shopping facilities to satisfy most requirements, and Bristol and Cribbs Causeway are both within 20 miles, via the M48 and Severn Bridge (about 5 miles away). Therefore, communications are excellent with motorways/motorway class roads in most direction. There is a railway station in Chepstow with good connections to South Wales and the Midlands. For fast London trains most travel from Bristol Parkway (only 15 miles) some trains to Paddington are 1 hour 20 minutes.

The area is also well served with a variety of educational, sporting and cultural facilities, including local clubs for rugby, football, cricket and golf including Celtic Manor and St Pierre. Primary and secondary schools are about a mile, with public schools including St John's, Chepstow and The Haberdashers Schools in Monmouth.
