Pool House is a detached cottage that requires some updating but has the potential to be a lovely family home.

A. Access to the property is by way of a shared apron onto the main road which must be kept clear at all times. 

B. A water separation tank is located in the paddock, this tank receives surface water from the yard and requires maintenance from time to time. Access to carry out this maintenance and to maintain boundary fences will be required. Clean water from the separation tank is discharged into the pool. The pool also receives surface water from the yard and house. 

C. The house is served by a modern klargester type water treatment plant which discharges into the pool.

For these reasons the pool cannot be filled in.

D. Future owners and residents of Pool House will not be able to make complaints about noise caused by the business activities carried on at the neighbouring yard. A 3.9m high Acoustic barrier has been installed to reduce any noise.
