Features and description

  • A charming Grade II listed house
  • Beautiful and spacious rear garden
  • Attached outbuilding
  • Origins from 1700s with many period features
  • Ideally located in the centre of Elham village
  • Three reception rooms, Conservatory and study
Elham is the quintessential Kentish village redolent in the charming atmosphere of a bygone era and nestling in the Elham valley in an Area of Outstanding Natural Beauty. It has a delightful village square surrounded by beautiful and historic houses full of individual character as well as a church on one side and a pub on the other. Next door to the pub is the charming Grade II listed this property dating back to the 1700s. With its attractive front door and multi-pane sash windows the house has charming external kerb appeal and, once through the front door, you begin to realise this is a veritable Tardis of a property.

There is a spacious and elegant dual aspect drawing room with steps down to a secondary seating area and an impressive dining room that includes period herringbone oak flooring and built in shelving plus a hatch to the kitchen. The good sized kitchen/breakfast room has an Aga and white units housing a variety of appliances. Beyond the kitchen is a shower room and a delightful office with a beamed and vaulted ceiling, wall beams, a door to the terrace that leads to the hexagonal conservatory that is also accessible from the hall. On the half landing is a large family bathroom and a second bathroom adjacent to a double bedroom while on the first floor are two double bedrooms with fitted furniture and access to the boarded loft.

The large garden has been created and developed by the owners over the years and now includes large lawn areas interspersed by shrub beds, a large birdbath and surrounded by high hedges on both sides providing privacy from the neighbours. Flights of steps lead down from the lawned areas that opens onto a crazy paved terrace covered by a pergola incorporating a climbing white wisteria and a built in barbecue. Adjacent is a useful attached outbuilding with workshop and garden room.

What the Owner says:
We moved here some 20 years ago and have enjoyed living in this lovely village. Over the years we have enhanced the property including creating the lower ground floor sitting room, putting in secondary glazing and insulating the loft so, although it is a Grade II Listed property, it is still warm and cosy. Sadly health issues mean we have to move although we are anticipating staying in the village. Elham is a very friendly community and includes the Kings Arms pub that may well also become a fine dining restaurant in the future and the Rose and Crown as well as the Abbot's Fireside hotel and restaurant and the Cosy Tearooms, so there is always somewhere to meet up with friends and family without needing to take the car. The village also includes a corner shop/newsagent, a post office in the pub three times a week and an hourly bus between Folkestone and the city of Canterbury with its historic buildings, high street stores, three universities and excellent private and grammar school education. The village hall has tennis courts and offers a variety of activities such as yoga classes, pilates and badminton and there is also has an active football and cricket club as well as good primary school. There are plenty of places for bracing walks in the surrounding countryside and for golfing enthusiasts the nearby Etchinghill and Roundhall golf clubs offer very good facilities.
