Church House is a former farmhouse, set on the hilltop above the village and adjacent to the ancient All Saints Church, which dates from the 12th Century. This attractive house is built of local limestone, beneath a slate roof, and is thought to date from the 1700’s. The property is NOT listed.

The house has evolved over time and was modernised almost 30 years ago, when the dairy and another barn were integrated with the accommodation, extending the living space.

During the refurbishment process, oil-fired heating was installed, along with some double glazing. The drawing room has a wonderful feeling with an open fire to one end. Two windows to the south over-look the garden. The dining room enjoys a dual aspect and offers ample space for formal occasions.

The first floor landing is approached via stairs from the inner hall. There are views in three directions, across the gardens, the village or the neighbouring fields and parkland.

The master bedroom suite has a large window to the south. The dressing area links to the en suite bathroom.

The second bedroom is a wonderful room with a dual aspect and far-reaching views. The third and fourth bedrooms over-look the garden. The family bathroom is large room with a full suite.

The annex is across the drive and beautifully converted from one of the original, stone, farmyard barns. Within is a large living room with full height ceiling, pine boarded floor and wood burning stove. French doors open to the courtyard. The kitchen is fitted with a range of units, a sink and a cooker. There is a shower room / WC adjacent. Stairs rise to the bedroom from the living room.

Church House shares a drive from the highway with the two neighbouring dwellings, before turning into its own yard. Double gates lead through to the courtyard where there is additional parking. A stone store is set to one side.

The gardens are predominantly to the south of the house. The shingled terrace can be accessed from the hall. Steps rise to the lawn, which has four Holm oaks set to one side. The lawn has views of the church and churchyard. A gate leads through to an attractive paddock that abuts the churchyard wall. The field is sheltered by high hedging, and has a gate to the highway.

The stable yard is across the lane. There is a stable, feed /tack store and open fronted shelter.
The land of 3.9 acres is divided into a small, turn-out paddock and two further paddocks, with post and rail fencing. It slopes gently to the north and there are outstanding views across the village and Laxton Hall parkland.
