Description

An attractive Listed period property, Walnut Tree Cottage originally formed a pair of separate dwellings. The combined house offers elegantly presented and well-proportioned accommodation over three floors that manages to combine a modern layout and flow with an abundance of period features and charm.

The headline accommodation comprises three formal reception rooms, a modern dining kitchen and four first floor bedrooms which are served by three bath or shower rooms. Two of the bedrooms are particularly generous, with well-appointed en suite bath and wet rooms. What was presumably originally a fifth bedroom and now a dressing room has a staircase that rises to a fifth attic landing room and bedroom, which offers a buyer an obvious opportunity to create a fabulous three room principal suite.

The garden lies to the rear of the house and is largely laid to lawn and fringed by mixed species trees including the walnut tree from which the house takes its name, yew, eucalyptus, evergreen and cherry species trees, which ensure a high degree of privacy within the garden. The gravelled driveway with electric gates, leads to a turning sweep in front of a large
stone outbuilding, which currently provides garaging for several cars and basic storage, to which a terrace area adjoins, orientated for the late afternoon sun.

Location

Werrington was a historic village in its own right which over time has been enveloped by the Cathedral City of Peterborough to which it is now a northern suburb. However, the village retains its character and an older core of stone period houses (of which this is one), close to the village’s green.

Werrington has several retail shops and restaurants, together with a supermarket, whilst Peterborough’s city centre, Queensgate Shopping Centre and Mainline Railway Station (London Kings Cross in around 50 minutes) are all only 3.8 miles from the house by bicycle along the purpose built National Cycle Route 51. Abundant recreational opportunities therefore abound nearby, including a cinema, bowling and sports centres and clubs within the city, as well as the Ferry Meadows Country Park, Sacrewell Farm and Rutland Water, with its land and water based activities in the wider area outside the city.
There is a well-respected primary school in Old Werrington, with other primary schools and a secondary school in New Werrington. The Peterborough School on Thorpe Road and The King’s School on Park Road are both well respected public secondary schools.
