The Property

Orchard Brow Farm is a handsome Grade II Listed farmhouse dating from around 1820. The property is nestled within a quaint village occupying a lovely position just outside the western edge of the Lake District National Park. Constructed from beautiful traditional sandstone, the house is complemented by extensive gardens and a paddock to create a compact smallholding that offers a wonderful lifestyle opportunity. The farmhouse retains a host of charm and character, with thoughtful updates including recently replaced windows throughout the majority of the property. There is potential to further develop the house, subject to securing the necessary consents.

The front door opens to the inviting hallway with high ceiling typical of the property and era. The sitting room has an eye-catching window with panelled surround to the front, along with a sandstone fireplace housing a woodburner. Shelving and storage features are designed to make the most of the alcoves either side of the chimney breast. The dining room mirrors the sitting room for space and layout, providing forml entertaining space and a Baxi Stove within an elegant surround. A very generous snug offers a third reception room with access to the gardens to the side. This flexible room could be configured as a play room or study, depending on individual requirements. Returning to the hallway, there is a useful store room with sink and scope to create a cloakroom/WC.

The warm and welcoming family kitchen features solid wood flooring and a range of bespoke units built by local craftsmen. The focal point is a Rayburn range sitting in a grand sandstone inglenook. There is ample room for a table and chairs. Adjoining the kitchen is a substantial back kitchen/utility with a gas hob, plumbing for a washing machine and a door to the enclosed patio area. The back kitchen continues through to a store room with sink and WC off.

Stairs from the hall lead to the half landing which is flooded with light from a gorgeous arched window and onwards to the first floor landing. There are four bedrooms arranged across this floor along with the family bathroom. The principal bedroom benefits from an en-suite shower room and dressing area, whilst another features a walk-in shower to one corner. The third bedroom is another double and the fourth is a single; again there is flexibility to use a room is a study or home office. The expansive family bathroom has attractive tiling and wood flooring in a traditional style. The suite comprises bath, separate walk-in shower, WC and wash hand basin.

Concealed stairs lead up to the second floor and two more large bedrooms with exposed beams, gable end windows and skylights. Between the bedrooms is a spacious seating area/study with a WC off.

The contents of Orchard Brow Farm may be available by separate negotiation should any interested parties wish to run the property as an Airbnb. The current vendors have successfully operated in this way previously.

Externally

Orchard Brow Farm benefits from extremely generous gardens, off road parking and a paddock to the rear. There are patio areas to the rear of the house with space for outdoor seating and a hot tub. Lawns wrap around from the front of the house and sweep away to the north side with open space for children to play. The gardens feature mature trees and shrubs bringing peace and privacy, and a pond is home to newts, toads and dragonfly. There are apple and plum trees, along with a gazebo to relax in the idyllic surroundings.

A former tennis court is no linger in use but could be restored or returned to grass. Beyond this is the well-fenced paddock which is served by a large shed for storage. The paddock offers good grazing and extends to around 0.5 acres, with the property as a whole extending to around 1.45 acres.
