The land is well served for access with frontage onto three public highways and a network of internal tracks. There is a cow track leading from the farm building giving access to the main block of land to the east via a underpass under the public highway. All of the grazing fields are well served with water troughs connected to the farms private water supply.

The two off lying blocks of land at Cnwc-Y-Beili and Tyddyn are easily accessed from the main lot at Ty Mawr, with both having access from the public highway allowing for easy management of these blocks. These two blocks provide productive additional grazing and forage land and form an integral part of the current owners farming system.

The current owners farming system is grass based, with arable wholecrop silage grown in rotation. Some of the land has also, in the past, been cropped with maize for forage.

The blocks of land at Tyddyn and Cnwc-Y-Beili are both conveniently located about 1 mile south of the buildings at Ty Mawr with access from the public highway via a private track.

Ty Mawr is arranged in three distinct blocks, with the largest block lying to the east of the bungalow and farm buildings. The two off lying blocks are located about 1 mile south of the farm buildings and are easily accessed via the public highway.

The landscape around Ty Mawr is gently rolling with broad shallow valleys interspersed with blocks of woodland.

Ty Mawr is situated about 4.5 miles south of Newcastle Emlyn which provides a good range of amenities.

Ty Mawr is located in North Pembrokeshire, with the county famed for its beautiful coastline which extends north into Cardigan Bay.

The port of Fishguard is located to the west and provides a regular ferry service to Rosslare in Ireland.
