Guide Price £750,000 to £825,000.
Cambridge House is a substantial detached house, built in 1914, in an elevated position on Arkengarthdale Road on the outskirts of Reeth in the Yorkshire Dales National Park.

Reeth is a traditional Dales village with a protected village green, an excellent range of shops including two bakeries and a post office, pubs, cafes, Swaledale Museum and Yorkshire Dales National Park Visitor Centre, Reeth Primary School, Reeth Medical Centre, Reeth Memorial Hall, and churches. The village is a natural amphitheatre surrounded by spectacular scenery and stunning panoramas with miles of tracks and paths to explore on foot or bike. Reeth also features on walks such as Wainwright's Coast to Coast and The Herriot Way. The town of Leyburn is only 8 miles away while the historic town of Richmond is less than 30 minutes from where the A1 can be easily accessed. The East Coast main line train stations at Darlington and Northallerton are only 40 minutes away.

Cambridge House is currently an award winning, 5* guest house but it wasn't always a bed and breakfast. It's heritage dates back to 1914 when R.Proctor extended a traditional eighteen century stone cottage to provide family accommodation in the house as it appears today. Except for a period during WWII when it was requisitioned by the Ministry of Defence to become the officer's mess for Reeth Battle School, it remained a family home until the previous owners refurbished it and opened Cambridge House Country Guest House in 2004.

The accommodation is vast, split over three floors, comprising of four double letting bedrooms, one single or study, all ensuite; reception, hall, dining room with fireplace and wood burner; guest lounge with feature arts and crafts fireplace and wood burner; south facing conservatory. The owner's accommodation is separate and totally private comprising of living area/office, a well-equipped kitchen with a central island with granite work top; utility/pantry, cellar, laundry, boiler/drying room; WCs; on the first floor, accessed by a private staircase, is a lounge with wood burner and panoramic views of Arkengarthdale; a large double bedroom with ensuite with bath and separate shower and a private south facing balcony/terrace which enjoys spectacular views and sunshine.

Externally, there are three garages/workshops with a south facing roof with solar water heating panels; one garage is used for storage; one as a garage and store for the solar panel water system and one for storage and the oil tank. The right-hand side garage has planning permission to be a kitchen/living room, planning permission was obtained by the previous owners and the above annex bedroom and shower room was created, preserving the downstairs planning permission for future development.

The property is approached through wrought iron gates in the perimeter stone wall which leads on to a gravel drive and parking area. Steps from the parking area, give access to raised patio and seating areas, cottage garden flower beds and fruit bushes, garden pond and wildlife pond and a further raised area is planted with shrubs and a tree.

An excellent well established lifestyle business, which would also make a beautiful private home. The current owners have won many awards over the years and from their website you get an insight into just how successful they have been. They are now planning for their retirement, which is the reason for selling.
