Charming character cottage with great potential set in mature gardens of around 0.6 acres.

Description

Martyns Platt is thought to date back to the early 17th century and is steeped in history, it was an ale house at the beginning of the century. It was then the home of a skilled wood carver and cabinet maker Charles Payne who has adorned the cottage with some charming panelling and detailing all in seasoned English oak. The overall accommodation is both flexible and well proportioned and retains many fine original features, with fantastic potential to improve and modernize to a buyers taste.

Downstairs the accommodation consists of kitchen/breakfast room, large sitting room with stunning inglenook fireplace and a good sized dining room with views over the garden to the rear. There is also a useful study/family room with a charming bay window.

The first floor consists of three good sized bedrooms, with a family bathroom.

The property sits in established gardens with many mature trees and plants. There is a large detached garage, with ample driveway parking. The property also benefits from a large outbuilding with power and water which would be ideal for conversion into an annex or home office, subject to the usual consents.

NB. The property is accessed with a right of way from the A22. The land next to the driveway is owned by Godstone Parish Council and rented by the current owner. The property has private drainage.

Location

Blindley Heath is just about 2.5 miles from the popular Surrey village of Lingfield. Martyns Platt is located in a secluded location down a lane which crosses the Blindley Heath Nature Reserve and is close to the British Wildlife Centre. Lingfield town has a variety of everyday shops and public houses, whilst the larger town of Oxted has more comprehensive shopping and banking facilities along with a Leisure Centre and cinema.

The area is renowned for equestrian facilities with the famous Lingfield racecourse, the Edenbridge and Oxted Showground along with many private liveries. The house is just off Eastbourne Road offering good communication links to Gatwick Airport and the national motorway network via the M25 at Junction 6, about 8 miles away as well as rail links to London via Lingfield station with the fast trains to London taking approximately 43 minutes.

There is a good range of schools for all ages, including Lingfield nursery school, Lingfield College, Hazelwood prep school in Oxted, Lingfield Primary School and St Peter’s Primary School, Tandridge, Caterham School and Oxted County School.
