Description

VIEWINGS DAYS:
3rd January 12pm-2pm
7th January 12pm-2pm

Strictly by appointment only.

Willows End is a spacious bungalow set within expansive grounds of about 3.32 acres on the edge of the former Bloxholm Hall estate, a notable 18th century home now demolished with some of the original external features remaining around the grounds, including the impressive walled garden and grand gates which were the southern entrance for the original Bloxholm Hall. The property is somewhat dated internally and in need of improvement but offers excellent potential for development, subject to obtaining the necessary consents. In its current state, the single-storey home is around 950 sq ft, with good size rooms.

The accommodation is accessed via an entrance hall with doors to a 22ft sitting room, family bathroom with both bath and shower facilities, and a double bedroom. An open access point leads to the 24ft kitchen/dining room, which features a range of wall and base units and a number of appliances, in addition to a large space for a dining room table. The second bedroom is situated off the dining area and is also a good size.

The bungalow enjoys an idyllic setting surrounded by magnificent countryside and with beautiful far-reaching views over its own grounds and the adjoining farmland with stables. The approach is via a shared driveway leading to a walled garden laid to lawn, an impressive carriage driveway and a second area of lawned garden planted with a variety of plants and shrubs. There is excellent potential for landscaping or to relocate a new home within the grounds (subject to planning permission). Outbuildings include a detached large garage and a separate garage with attached workshop. A rustic doorway within the walls leads to a "secret garden" with the remnants of an outbuilding and the boundary line with woodland aspect beyond.

To the side is a further vast walled paddock with stabling for two horses and having the old entrance to the hall. We understand from our client that the wall has been renovated and sits within a conservation area.

Separately full planning permission was granted within the paddock by North Kesteven District Council on the 21 July 2006 (Application Number: N/03/0653/06).
The permission relates to the erection of an agricultural research building (B1 Business Use Class).
The permission was granted subject to 5 conditions including the standard time limit of 3 years from the date of the decision.
North Kesteven District Council have confirmed that all of the conditions have been discharged and because the works to the wall have been commenced that the permission has in effect been started.
