Magnificently restored prestigious Grade II Old Rectory

Description

Dating back to 1720, this elegant Old Rectory has been subject of an exceptional project of renovation and restoration by its current owners. It is Grade II Listed of Special
Architectural or Historical interest, it is largely constructed from red brick under pitched slate roofs with fine sash windows and a stunning newly erected conservatory. Many of the windows have unoverlooked south facing views of the mature formal gardens to the rear and superb open “rural” views to the front. The particularly well laid out halls, reception rooms and bedrooms have numerous Georgian features, restored fireplaces, high ceilings original shutters and exceptional light accommodation. The barrelled ceiling wine cellar is a particularly interesting and original feature. The flexible and light accommodation includes 5 bedrooms on the first floor (with 5 bathrooms) a further 3 bedrooms on the 2nd floor with 2 bathrooms.

Location

The Old Rectory sits in an outstanding position in Lavenham overlooking open countryside with a stunning view of the beautiful church to one side. Lavenham is regarded as the finest surviving medieval wool town in England and is famous for its unique timber frame houses. This historic large village was constructed at the height of the wool trade and benefits from a wide range of local shops, restaurants, public houses and hotels of some note. A much wider range of services can be found in Sudbury, Bury St Edmunds, Ipswich or Colchester and the latter has direct InterCity services into London’s Liverpool Street Station.

Acreage: 1.83 Acres

Directions

From Colchester take the A134 to Sudbury. After Newton Green bear right to Great Waldingfield and on the outskirts of the village turn right adjoining the B1115. Proceed through the village before bearing left on the B1071 to Lavenham. On entering the village The Old Rectory will be seen just before the church, take the second drive up to the front door.

Additional Info

OUTSIDE The front gardens are accessed by two impressive sweeping drives and they are largely laid to lawn with mature trees. To the rear fully fenced mature landscaped gardens orientate round an ornamental pond, terraces, formal rose beds, an orchard, a thatched summerhouse and informal mature woodland within which lies the garden machinery shed. To one side is a fully formally laid out walled vegetable garden with its attractive Hartley – Botanic Victorian style greenhouse centrepiece.

THE COACH HOUSE By *separate negotiation* Outside the 19th Century Coach House benefits from an extensive restoration throughout creating 3 suites of bedrooms, large open plan sitting room with floor to ceiling glass doors opening to the terrace. The principal rooms have vaulted ceilings with substantial oak beams. The coach house has delightful views of the woodland gardens to the south side and the formal vegetable gardens to the West. This building can be used in a number of different ways either as fully self contained accommodation, offices or playrooms. There is a newly constructed triple bay garage block to the east. There is a stunning 1 bedroom apartment above, with open plan reception room with high ceilings, a bedroom and en-suite bathroom.
