Features and description

A beautifully situated end of terrace cottage with generous gardens and lovely countryside views, tucked away from the road yet within easy walking distance of the town centre. This is a well-loved family home now requiring modernisation. The accommodation comprises: a spacious lounge, dining room and kitchen on the ground floor, whilst upstairs, on the first floor, the large principal bedroom, at the front enjoys lovely views over the garden and to the countryside beyond. At this level is a further single bedroom, which is a long room offering space for a dressing area (or office space) and a large family bathroom. A further staircase rises to the attic space, where there is a good sized room with a Velux window, this space was used as a workshop. With some thought, the first floor could potentially be re-arranged to provide three bedrooms rather than two.

Outside, the gardens lie to the front and back, the front being a very long garden split into two distinct sections, one for growing produce and the other offering a pretty shrubbery area. At the back of the house there is additional garden with a small pond, planting beds and a green house. A path runs alongside the garden with a timber built log store to one side and at the far end, a stone built shed providing secure storage. The terrace is approached over a gravelled track between two houses on Rosemary Lane and is a no through road which ends at St Andrews Terrace. There is no vehicular right of way along this track.

Colyton is a pretty and historic town with a village feel with a range of local facilities including health centre, library, butcher's, baker, convenience stores, fish and chip shop, pubs, tea rooms, a garden centre and a variety of small shops and services. The beautiful Norman Church is the centre point of the town, which is most famous for the 1685 Monmouth Rebellion. On the edge of the town is the Seaton tramway station which operates services throughout the summer along the Axe Estuary, linking Colyton and Seaton, which is very popular with tourists. The nearby Colyton Grammar School is another draw for the area as the school consistently appears in the top 10 Grammar Schools in the country. The Jurassic Coast and pretty harbour at Axmouth is just 2 miles away, with the seaside resort of Lyme Regis to the east, just 7 miles and Sidmouth to the west just under 11 miles.

We are dedicated Licensed Estate Agents with many years industry experience (over 60 years between us!) covering East Devon and West Dorset but occasionally outside these areas if required. We are a small but mighty team of ladies which is something that happened by coincidence, rather than design. Although, we have found it gives us a compassionate edge over some other agents; something that can be invaluable throughout the buying and selling process. We have a passion for property combined with traditional values of service, with an emphasis on excellent communication. We want to match your property to the right buyer and make the whole process as stress free as we can, leaving you with the confidence of being able to recommend our service to others. Our aim: to make estate agency something to be proud of.
