Gorgeous country house with just over five acres of grounds.

Description

The Grove is a substantial property constructed of Cambridgeshire brick under a dormered steeply pitched tiled roof. The house has undergone a considerable refurbishment programme under the stewardship of the current owners, including but not limited to refurbished windows, rewiring and re-plumbing throughout.

The original Georgian house dates from around 1750 and was modified in the mid-19th Century in a Victorian Gothic style with characteristic arches throughout. The property is approached behind painted iron railings along a path leading to a panelled front door which opens into a stone flagged entrance hall.

To the left of the hall is a well-proportioned drawing room with an open fire place and a square bay with working shutters and floor to ceiling windows looking down the main lawn. There are two further reception rooms at the front of the house – one is currently used as a welcoming snug and the other as a games room but could equally be a study or playroom.

To the rear of the property is an enviable AGA kitchen breakfast room with a bespoke hand painted kitchen with a wide array of shaker style unit, stone work surfaces, and a central island with breakfast bar. There is underfloor heating through the room beneath wide limestone tiles (from Mandarin Stone). Off the kitchen there is well appointed pantry, large boot room with a separate entrance (and underfloor heating) and a large cloakroom.

At first floor level there are four bedrooms and three bathrooms (two en suite) with high quality Swaddling sanitary ware. Of particular note the main bedroom is entered through a large dressing room with handmade bespoke joinery, which leads into a beautiful bedroom with view over the garden. This exceptional space also has an en suite bathroom with a walk in shower and twin sinks.

There are a pair of bedrooms on the second floor accessed by a separate staircase and with a shared shower room.

The house enjoys a splendid setting in one corner of the site, behind which are a range of period outbuildings, formerly a grain store and barn which provide ample storage, some original stables and a first floor to the far building with dormers and a large window to one end. The outbuildings may provide some scope for conversion subject to any necessary consents.

The gardens are a particular feature of the property with a formal level lawn to the side of the house, flanked on either side by deep herbaceous shrub borders and a number of mature trees including Holm Oak, Lime and Yew, and a wooden summerhouse. Beyond the outbuildings there is a walled garden enclosing a tennis court that has been relaid with Savannah astroturf, a small orchard, a green house installed by the current owners, pergola seating area and raised flower beds. There is an adjacent pasture/paddock which brings the overall acreage of the property to just over five acres.
