The garden and grounds are particularly special and lead down to the water's edge. The property includes a private quay, running mooring and slipway and owns the foreshore in front down to mean low water. To the best of our knowledge this is one of the few properties within the area that owns down to MLW. The garden includes sweeping lawns and large patio terraces immediately surrounding the house. From the road above there is private parking for two vehicles.
Off the entrance hall and cloakroom/wc are two bedrooms and a family bathroom, of which the principal bedroom has a lovely bay window and views down the creek to the Helford River. The bathroom at the rear has both a bath and a shower. The dining room leads through to one of the sun room and also has a bay window with panoramic estuary views and a French door that leads out onto the south facing terrace. The sitting room has a wood burner which gives a more cosy feel; ideal for winter evenings. This leads through to a kitchen at the rear of the house which has a 2-door, oil fired Rayburn stove, an electric oven and gas hobs. Beyond this is a utility room and back door, beside which is a shower room. Stairs lead up from the hallway to a third bedroom.
The fourth bedroom, with its own en suite shower room, is accessed externally from a lower terrace in front of the house through French doors. This bedroom is situated below the sitting room.
In addition to a higher terrace, which is ideal for BBQ's, there is also a log store and a garden shed below which is a terraced, grass lawn with steps at the bottom. These steps give direct access onto the property's own concrete slipway on the foreshore.
South Cornwall
The Helford River
The delightful, unspoilt estuary stretches from the outer edge of Falmouth Bay up to the old port of Gweek. In the broad lower reaches, open fields run down to a rocky shore dotted with secluded beaches. On the north bank the beautiful valley gardens of Glendurgan and Trebah lead down to Durgan village and Polwigwidden Cove, famous for its part in the D-day embarkation.
Port Navas
The village is located at the head of a wooded tidal creek on the North side of the Helford River. Once a busy port, it's now a haven for boating enthusiasts and second home owners. Oysters are still fattened at the Duchy Oyster farm and the Port Navas Yacht Club plays host to visiting yachtsmen and villagers alike.
Shopping
The adjacent village of Mawnan Smith is only a short drive away and has a number of shops, including a grocers, off-license, post office, hairdresser, café, Italian restaurant, pub, four churches and a doctor's surgery. More extensive shopping facilities can be found in Falmouth, Helston and the city of Truro.
Restaurants
Helford Village has the 'Ship Wright's Arms' on the south bank and on the northern bank of Helford Passage is the 'Ferry Boat Inn' which has superb sea food including Helford oysters from the nearby oyster farm. As well as the two village restaurants there are numerous award winning restaurants close by including The Cove at Maenporth and Rick Stein's Fish Restaurant in Falmouth.
Sailing and Water Sports
Falmouth Harbour (7 miles) and Mylor (9 miles) are also protected and sheltered. Close to the property there is dingy sailing, gig racing, fishing and boat hire as well as water-skiing and wind surfing. The Helford River Yacht Club offering sailing courses for all ages.
Golf, Tennis and Leisure
The Budock Vean Hotel and Spa with its 18-hole golf course is about 2 miles away and within 10 miles there are four more 18-hole golf courses avail
