Features and description

A great investment opportunity to acquire a pretty semi-detached cottage situated within an area of outstanding natural beauty, with outstanding views; incorporating a self-contained studio annexe and former kennels with further planning consent in place.

THE PROPERTY
Venery Lodge is very pleasantly situated amidst unspoiled countryside on the edge of the Kingcombe Meadows Nature Reserve. This pretty 3-4 bedroomed thatched period cottage with later additions has great versatility with its adjoining self-contained studio annexe, ideal for visiting friends and family, multi-generational living, or could be used as a holiday let. There is huge potential however in the land situated to the Eastern side of the plot, which has formerly been used as boarding kennels, and also has planning consent to build additional facilities, (please refer to approvals WD/D/20/001199). This may well offer any new owner a range of alternative possibilities (STPC).

The cottage sits adjacent to the former kennels and land, with each having independent vehicular access and parking, providing a great deal of privacy and space between the two.
The original cottage layout forms a series of rooms that run in succession, all with double aspect windows to the front and rear offering good light and views out to the surrounding countryside. The kitchen with its oil Rayburn and summer cooking facilities is fully integrated, with space for a standalone fridge/freezer. This leads into the sitting room with its impressive stone fireplace with log burner, exposed beams and period features that make for a very cosy room in which to retreat. The original entrance door is situated here, with a partially enclosed porch area housing a very useful log store. The inner lobby area has a family bathroom and incorporates the stairs leading to the first floor, with three generous double and characterful bedrooms, with windows to the front of the house that look out to open countryside.

The new extension now incorporates the main entrance hall, which opens into a very practical utility/boot room and cloak area plus shower room, essential for countryside living. Doors lead into the main cottage to one side, and the studio to the other, perfectly separating the old and new elements of the property.

The studio is a great space, offering open plan living/sleeping, with kitchenette and shower room. French doors open out to the side garden and provide independent access.

GARDENS & GROUNDS
The cottage is approached from the quiet country lane, with a five-bar gate giving access to a gravelled driveway offering ample parking to the side of the house. There is a very attractive landscaped garden that sits to the front, and is mainly laid to lawn, with a low stone wall border. A narrow strip of land lies to the rear of the cottage, which overlooks the nature reserve, offering a peaceful spot to sit, relax and observe the wildlife that surrounds you.
Further along the lane, a 5-bar gate opens into the entrance of the former kennels, again offering ample parking and turning.
The planning consent to erect a single storey L shaped building has been designed to create multi-functional dog facilities, or could be of course re-interpreted to suit any new owner, STPC. The new building will impact very little on the existing main home, with all windows facing away from the cottage and towards open countryside, with plenty of open space and grounds amounting to just under 0.5 acres in all.

LOCATION
The property is surrounded by stunning unspoilt countryside between the Dorset Wildlife Trust nature reserves at Kingcombe Meadows and Powerstock Common, with flower rich grassland, ancient hedgerows, rough pasture and woodlands, buzzing with wildlife and with a huge variety plants and insects. The area is truly exceptional being an Area of Outstanding Natural Beauty with the World Heritage Jurassic Coast within very easy reach.
Just over a mile away is the village of Toller Porcorum, a sought-after village with a sub-post office, active village hall, playing field with well-equipped play area and church. The popular and vibrant village of Maiden Newton is just 3.4 miles and has a post office, newsagent, garage, public house, café, hardware shop, fish and chip shop, a new farm shop opening, doctors and veterinary surgery, primary school and railway station, with trains to Dorchester, Weymouth, Bath & Bristol; and also offers easy access to the A30 to Yeovil. Bridport is situated just over 8 miles away, a most attractive Georgian town that retains an excellent number of independent shops and restaurants and a thriving street market on Saturdays and Wednesdays, along with a growing vintage quarter. A choice of supermarkets is available in or around the town including Waitrose and Morrison's. There is a cottage hospital, a large medical centre, a popular leisure centre, a successful Arts Centre and a number of independent festivals involving the arts are held throughout the year. A further wider range of amenities can be found at the County Town of Dorchester with Crewkerne and Yeovil, which has a mainline railway station to London Waterloo, both being within easy motoring distance.
