Eton House is an attractive six bedroom, three reception room detached property, built in 1990 tucked away off a long drive with electric entrance gates, in the old part of Hilperton, just 10.5 miles from the centre of Georgian Bath. The property benefits from attractive gardens which surround the house, and a large double garage with electric doors, from which a door leads into a utility area, cloakroom and on into the kitchen. The house has a Worcester gas boiler installed by the current owners four years ago. The house is well designed with spacious airy rooms opening up from a large attractive hallway, which gives a wonderful flow to the house.

Seller Insight

"'We have fitted a new kitchen, which includes a gas fired three oven Aga in Pearl Ash, and the extensive units are painted in the same colour. There is also the original Neff induction hob, and eye level ovens. A door leads through to a good sized dining room, and further double doors into the large sitting room, which has two French windows out to a large south facing patio which we built some four years ago. All windows and external doors have been replaced by us four years ago, and are double glazed. The downstairs accommodation is completed with a further reception room off the hall, currently being used by us as a study.
Upstairs comprises a large principal bedroom, with en suite shower room, with twin basins, a second double bedroom with en suite shower room, two further double bedrooms, and a large family bathroom with a corner bath and separate shower cubicle. In addition, there are two smaller bedrooms, one currently being used by us as a dressing room, the other was fitted out by previous owners as a study, but could be converted to a small single bedroom if needed. All the upstairs bedrooms benefit from fitted cupboards and units, which will be remaining. All this provides ample space for a large family or for visiting friends.”

“Outside as well as a large patio area, there is a good sized garden surrounding the house, which contains a small pond, various trees, and a garden shed on which a vine flourishes!
We find this the most wonderfully comfortable house, driving through the automatic electric gates and up our drive, opening the garage doors from the car, and driving straight in, and once the doors are shut the house is fully locked behind us."

The house is situated in the old part of Hilperton, an ancient village mentioned in the Domesday Book. There is a garage with small shop and post office just under a mile away, and an excellent Nepalese pub within walking distance. There are excellent walks to be had along the Kennet and Avon canal towards Bradford on Avon or Semington. The historic town of Bradford on Avon is 3.7 miles away, and Bath with its extensive range of restaurants and shops is a mere 10.5 miles. The primary school in Hilperton is rated “Good” by Ofsted and Bath has many well respected schools, private and state.
