The property offers stylish and well-proportioned living accommodation in one of the most peaceful and picturesque locations in the region. In addition to the main living space, there is also an independent studio style annexe which has been successfully rented out as a holiday let.
ACCOMMODATION
The individual layout provides a series of versatile and well-proportioned living areas, which have been designed to be able to enjoy the stunning views from as many parts of the house as possible. Visitors are welcomed into a spacious reception hall, with stairs rising to the first floor and two large storage cupboards, and a pair of double doors leading through to the impressive sitting room, with vaulted ceilings, a wood burner and an expanse of glazing which frames the view over the lake perfectly. The sitting room leads through to the open-plan kitchen/dining room, with bi-folding doors to the deck and a central island with breakfast bar. The kitchen comprises an extensive range of fitted storage units under Corian work surfaces and integrated appliances that include an eye-level oven, microwave, hob in the island, fridge, freezer, dishwasher and wine chiller.
There is also a versatile third bedroom, which has recently been used as both an office and play room on the ground floor, along with a large utility room with a side entrance door and shower, and a separate cloakroom.
Upstairs there are two luxuriously appointed double rooms, either side of the galleried landing which enjoys stunning views. The master bedroom is a superb feature, with an en-suite shower room, dressing room and a private balcony with views over the lake. The second bedroom also enjoys the luxury of an en-suite bathroom.
In addition to the main accommodation, there is also a delightful self-contained annexe over the cart shed, which has been successfully rented out for several years as holiday let. The annexe comprises an L-shaped living area, with space for a bed, sofa and dining table, alongside a fitted kitchen; with a door into the well-presented shower room.
OUTSIDE
The property is approached over a large shingle driveway, which provides generous parking and turning space in front of the house. Alongside the house there is a double bay open-fronted garage/boat house, with an external staircase rising up to the annexe above. A foot path at one side of the property leads around to the private pontoon and a timber summer house, known as 'the look-out' which has recently been used by guests visiting the annexe. On the opposite side of the house, the owners have introduced a series of raised beds for vegetables, along with a timber shed and other storage buildings.
The rear garden is mainly laid to lawn which gently slopes down to the lake, where there is private jetty which provides the most perfect place to sit and enjoy the views over the water. At the rear of the house there is an elevated deck which serves as the main outside entertaining area, with bi-folding doors opening from both the sitting and dining rooms.
LOCATION
Pentney Lakes is a popular resort, well known for its tranquil setting and the range of on-site facilities, which include fishing lakes, a club house and various other water based activities, from jet-ski and sailing to canoeing and kayaking. The nearby towns of Kings Lynn and Swaffham, are both easily accessible and offer a range of amenities; whilst the nearest coast at Hunstanton can be reached in around half an hour.
SERVICES & AGENTS NOTES
Occupancy on the site is limited to 11-months of the year, with many of the other lodges within the site being successfully let out for holidays and short breaks. Unlike many of the homes on the site, this property is built upon a conventional concrete foundation; with the above ground construction being of a highly energy efficient timber-framed structure.
The property is connected to a private drainage treatment plant. Central heating is provided courtesy of an oil-fired boiler to underfloor heating on the ground floor and radiators upstairs.
The property tenure is Freehold, although an annual maintenance fee is charged to all owners for the upkeep of shared facilities. In 2021 this fee was approximately £815.
