What is Rent to Buy?


The government’s Rent to Buy scheme enables people who are struggling to save a deposit for a home to live in a new Rent to Buy home whilst they save for a deposit. The rent to live in the Rent to Buy homes is 20% below the market rent to help people save for a deposit. Rent to Buy is sometimes also referred to as Rent to Save, Rent to Own or Intermediate Rent.


Who is eligible for Rent to Buy?


The applicants must be working (with a household income below £80,000) with an intent to buy their own home. It's available to first time buyers or those returning to the housing market following a relationship breakdown. Applicants must not own a property and applicant households must not have in excess of £80k capital following the purchase.


How much is the rent?


The monthly rent for the Rent to Buy homes is 80% of the average market for the area and includes the service charge. This is to allow tenants to save for a deposit to buy the property.


When can the Rent to Buy home be bought?


The Rent to Buy home can be bought outright or for shared ownership after five years of living in the home.


After 5 years what happens with the Rent to Buy home if it can’t be bought?


Every residency will be reviewed on a case by case basis before the end of the five year term. It's at the discretion of Irwell Valley Homes if residents can either remain in the property and pay market rent or if the property is needed to be allocated to another Rent to Buy applicant.
