The property’s position, together with its creative use of space, has made it highly desirable with tenants, explains its current owner, who bought it as an investment property back in July 2013. “It was a buy-to-let investment and has proved so popular that we have only had two sets of tenants over the past eight years,” he says. “They have all really enjoyed living there, both for the house itself and its location. It has been well looked after and well maintained and could make a great home for someone else now or might appeal to new owners as an investment property again.”

COURTYARD SETTING
Set on an exclusive development once believed to have been the site of an old bakehouse, the two-bedroom property was built around 2000 and is one of several similar properties within the courtyard setting. “I liked it because it was a pretty house in a peaceful yet convenient location,” he recalls. “It was modern, with over 1,100 sq ft of accommodation, and it offered good living and bedroom space. I could tell it would also suit potential tenants because it would be a comfortable and easy property for people to live in.”

NATURAL LIGHT
Unusually, the property has two entrances, giving those living there the convenience of parking at the back, on Bakehouse Court itself, and being able to exit and enter this way too, while also being able to let themselves in and out via Church Road. The house was in good condition when the owner bought it. “It has been decorated over the years and is now neutral throughout,” he says. “When I first bought it, I also had plantation shutters installed in all the rooms. These are lovely as they really enhance the house and allow those living in the house to change the level of natural light.”

FLEXIBLE HOME
The ground floor of the house features a long corridor, where there is a downstairs shower room and cloakroom, as well as a useful storage cupboard. There is access to the integral garage and one of the bedrooms is positioned at this level. “This bedroom could be ideal for a teenager or older family member or as guest accommodation as it is away from the rest of the house, which gives it some privacy and independence,” he suggests. “It also offers flexibility for potential other uses – it could be arranged as a study, snug or gym, for example.”

GLORIOUS SUNSHINE
The main living space is situated on the first floor of the house. Here the generous drawing room spaces the width of the property and looks out on to Church Road. “This is a lovely, south-facing room, which benefits from the sun all day. It offers good family relaxation space. The kitchen dining room, next door to it, is also a perfect size. There is a kitchen area here and then a space for a table and chairs; this is next to French windows that open on to a balcony, which it is nice during the warmer months.” The balcony itself has room for a small bistro table and a couple of chairs, where those living in the house can sit out to enjoy a cup of coffee and the morning papers.

AN EXCELLENT LOCATION
The top floor of the house encompasses the very generous master suite, which has built in wardrobes and access to useful eaves storage. There is also a spacious en suite bathroom. “This is a lovely, light space,” the owner adds. In addition to being well placed for Ascot High Street, the house also enjoys easy access to Windsor and Bracknell. It is in the catchment area for popular Ranelagh School and is close to Lily Hill Park, with its footpaths through woods and parkland. “For us, this house has been an ideal investment property because it has let so well,” he admits. “Equally, it could make someone great home for themselves. It is in good condition and ready for new owners to move straight into.”

SETTING THE SCENE
The three-storey townhouse is set in a courtyard location, with off-street parking in addition to an integral garage. Despite not having a garden, it does have a small balcony which is accessed from the kitchen dining room.
