A former Crookesmoor farmhouse believed to date back to 1724, sympathetically restored with retained original feature including exposed timbers which compliment the spacious rooms resulting in a home full of charm and character. The property enjoys a privately enclosed garden to the rear and a former Coach House which offers off road parking and the potential to further develop into a variety of end uses.

Ground Floor The entrance door opens into the dining room which displays original period features including exposed timbers to the ceiling and an inset fireplace with stone lintel and hearth and a recess to one side which we believe may have been a former bread oven. This room has leaded sash windows to the front aspect, full tiling to the floor and offers access through to both the kitchen and the lounge.

The lounge offers generous proportions with sash windows to the front aspect and a picture window to the rear directly overlooking the garden. The room has a parquet tiled floor, exposed beams to the ceiling and a chimney breast with an inset living flame gas fired with beamed lintel over.

The breakfast kitchen has a window directly overlooking the garden, a stable style entrance door, full tiling to the floor and exposed timbers to the ceiling. Presented with furniture comprising base and wall cupboards with work surfaces that incorporate a single drainer pot sink with mixer taps over. There is a Beko stove consisting of a double oven and grill with a seven ring gas burner over set back into the chimney breast with an extraction canopy over. There is plumbing for a dishwasher and space for a fridge freezer.

A shower room incorporates a utility and is presented with a modern suite comprising a step in shower, a low flush W.C and a double Belfast style pot sink. This room has useful storage cupboards with solid oak work surfaces over, a heated chrome towel radiator, complimentary tiling to the walls and floor, an understairs storage cupboard, spot lighting to the ceiling and plumbing for an automatic washing machine.

First Floor An inner lobby off the dining room has a staircase to the first floor landing which displays exposed beams to the ceiling.

The principal bedroom suite offers generous proportions, has exposed beams to the ceiling and two sash windows to the front aspect of the house. An additional widow to the rear overlooks the garden. There are bespoke drawer units to one alcove and matching fitted wardrobes to either side of the chimney breast. There are two additional double rooms, a front facing room with a sash window and exposed timber into the apex of the roof space, this room believed to form part of the original building. The third room is positioned to the rear aspect of the house, has exposed floorboards and beams to the ceiling, a feature fireplace to the chimney breast and a window overlooking the garden.

The bathroom is presented with a 4 piece suite consisting of a low flush W.C, a step in shower, a Victorian style wash hand basin and a free standing roll top with claw feet. The room has three frosted effect windows and a brass towel radiator.

History Situated just off Barber Road and practically hidden down an old, cobbled lane is the charming cottage called Barber Nook House. The Cottage dates back to the early Georgian period built around 1728 and is believed to be the original farmhouse on Crookesmoor. The property remained in the Barber family until the 1930s and gave its name to several roads in the area. Exceptionally well placed for the Hospitals, Universities and shopping areas of Broomhill, Crookes and City Centre. The cottage has the additional attraction of a large Coach House ideal for garaging, storage or possible development subject to planning.

Directions From the university square roundabout proceed along Bolsover Street which becomes Winter Street and then Crookes Valley Road before Barber Road. The turning to Barber Street is on the right.
