Description

The Crofting is a much loved family home, constructed in the 1970’s with only two owner occupiers. During the 21 year tenure of the present owners, the property has been enhanced and evolved significantly with further contemporary additions. Part rendered and stone built with a pan-tiled roof, the property stands central within its spectacular gardens which are largely level and include a private walled garden and an orchard.

The Crofting is quintessentially English in design and with an East/West orientation and combines some characterful detail allied with the new extensions. The newly constructed garage and studio offer a myriad of opportunities and the former barn now integrated into the home has been adapted as a home office. The property is well appointed and the accommodation caters well for families both young and old. There is a covered porch and front door which accesses the inner hall with the home office immediately adjacent and generous in scale. Stone built and with beamed ceilings this wing is a perfect working environment. The principal room is triple aspect with a feature fireplace, an oak lintel and open flue, double doors open to the terrace with a pergola which is adorned with a flowering Wisteria and Clematis. Within the central core of the home, there is the kitchen/ dining room is open plan and indeed dual aspect with doors respectively to the front and to the rear elevations and with panoramic views in particular to the latter. The kitchen is well appointed with a central island and includes a small breakfast area. Completing the ground floor is a utility room and there are also two cloakrooms at either end of the house. There are six bedrooms on the first floor and these are well served by three en suite facilities in addition to a family bathroom, some wardrobes are also incorporated and elevated views are exceptional. There is also an attic room which provides useful storage.

Gardens are extensive and surround the house on all sides, a gravelled carriage drive provides parking and turning and there is a newly constructed garage with adjacent studio/ boot room which provides a myriad of opportunities. An implement store sits adjacent to the orchard which includes a wide variety of fruit trees such as Plum, Apple and also some deciduous trees including Maple and Oak. The south facing walled garden is extremely private, lawned and has a terrace directly off the home office, there has been some Mediterranean planting with an Olive Tree and Acer and the principal garden to the rear of the house includes sweeping lawns and an ornamental pond and pumped stream and there are two terraces which enjoy advantageous views over the immediate gardens and take in the magnificent sunsets.

Location

The nearby village of Winscombe offers a good range of amenities and includes a supermarket, newsagents, butchers, post office, library and public house.
