PLANNING HISTORY
Planning permission was originally granted by Harrogate Borough Council in October 1992 for the conversion of farm buildings to a dwelling, workplace and garaging – application number 6.73.38.PA. The property was then known as Higher Platts Farm. A further application was granted in August 1994 for the conversion of the farm buildings to form an additional dwelling with ancillary workspace and garaging – application number 6.73.38.A.PA. This permission was renewed in May 1996 – application number 6.73.38.B.RENEW. A copy of the 1996 Decision Notice is included in these particulars.
In February 2022 a certificate of lawfulness to confirm that development under planning permission 96/00585/RENEW commenced on or before 28 June 1997. A copy of the certificate is included within the particulars.
SERVICES
• Bore hole water supply – to be installed
• Septic tank drainage – to be installed
• Oil fired heating – to be installed
• Please note that the mains electricity is not connected. The vendors obtained an estimate from Northern Powergrid in July 2019 to have a metered connection just off the main road for an 18 KVA single phase connection. The estimate was £15,000, plus VAT. From this connection, a private cable would need to be installed to the property, complying with IEE regulations.
