The Old Post Office is part of the Tetcott Estate and is at the heart of this quiet village. It was beautifully renovated in 2021 and still retains many original features. The home has a wealth of character and charm as well as many modern comforts.

The property features a generous sitting room with wood burner, large fitted kitchen/dining room with matching wall and base cupboards and space for an electric oven and plumbing for a dishwasher. There is also a large useful pantry. The utility/WC is off the kitchen and has a WC, hand basin and further plumbing for appliances.

All three of the bedrooms are double in size and are to the left of the sitting room. The family bathroom has a matching white hand basin, WC, separate shower cubicle, bath and an airing cupboard.

The property is heated by oil fired central heating and is double glazed throughout.

Outside, the garden is accessed from the kitchen and is a good size and perfect for the keen gardener. It is all laid to lawn at present with a useful storage shed and small store. Off road parking for two/three vehicles is enclosed within the garden accessed via a private gate.

Tetcott Village is on the border of Devon and Cornwall, 12 miles from the surfing beaches of Bude. The villages of Clawton and St Giles on the Heath are 3 and 4 miles away and have post offices, a pub and schools. The towns of Holsworthy and Launceston are 5 and 10 miles away respectively and boast a more comprehensive range of shopping, schooling, commercial and recreational facilities. Launceston lies adjacent to the A30 dual carriageway giving access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction.
From Launceston Town Centre proceed down the A388 (St Thomas Road). Upon reaching the roundabout at Newport take the right hand turning towards Holsworthy heading up Dutson Road towards St Giles-On-The-Heath. Continue for approximately 4 to 5 miles passing through the village of St Giles-On-The-Heath and for a further 2 miles entering Chapmans Well passing the Arscott Arms Public House on the right hand side. Continue for a further 2 miles taking the left hand turning signposted towards Tetcott. Continue along this road for approximately 3/4 mile, upon reaching the village of Tetcott. Keeping the village hall on the left hand side, take the first right hand turning where The Old Post Office will be identified straight ahead with a Webbers To Let Board.

Established in 1924, Webbers estate agents are a national award-winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.
