A top-floor (third floor) apartment with private balcony terrace in this well maintained 1970's built privately owned block that's located in a popular and quiet cul-de-sac near to Sydenham Hill Woods.

There's plenty of living space on offer at 82 Sqm and the flat currently offers three bedrooms, however there's scope to alter the layout if desired and have an office, or potentially rent a room or two. The flat also usefully offers plenty of storage space.

You can relax for breakfast or dinner on the large private terrace, accessed via a large lounge and which overlooks the carport where you have an allocated parking space.

The flat is offered chain free and comes with a share of the freehold and is located within the catchment area for both Eliot Bank and Kelvin Grove Primary Schools.

Upper Sydenham is very well connected - Crystal Palace, East Dulwich and Sydenham Hill are within easy reach, Your nearest station is Forest Hill and offers the Overground Service which makes the Jubilee Line at Canada Water and Canary Wharf a quick commute. London Bridge can be reached in 17 minutes.

Lively Crystal Palace & Lordship Lane are nearby, both offering an excellent choice of food, bars, restaurants, pubs, cafes and coffee shops. East Dulwich also has a Picturehouse Cinema.

Horniman's and Dulwich Picture Gallery are close by too. Dulwich Woods and the beautiful and award winning Wells Park are great for walks and taking some time out (especially if you have children in tow).

Offered chain free.

Lease term remaining is 975 years.

Charges for maintenance are £139 per month.

OWNER'S COMMENTS

I've been living at Heathedge for over twenty years, needless to say I will find it hard to move out but life is short and I feel the need for a change.

At the end of the day, I tend to sit out and relax on my lovely south facing sunny terrace which is surrounded by my beautiful aromatic home grown herb garden. With no pesky slugs or snails!!!

Anyone loving wildlife and photography would adore this home. Living in the apartment is like living in a tree-house, surrounded by mature trees; birds such as Nuthatches, Woodpeckers, Blue Tits and many more nest. I had a Nuthatch nest this year and I felt like I was on security watch for them! Never used to like parakeets, until one started to visit me – I love 'em now! Don't worry if you have a cat – ironically I do!

There are beautiful views across the Home Counties. Crystal Palace on Guy Fawkes Night provides the entertainment in amazing fireworks seen from the roof terrace and party in the New Year with an amazing carpet of fireworks across Kent & Surrey, viewable from the terrace and windows from all sides.

Down in the communal grounds, we have a number of organic fruit trees which you will be harvesting very soon. We have free apples and pears for residents in abundance! We also have a communal greenhouse for any seedlings you might want to grow...

Alongside, the great excitement of Crystal Palace's Concert Bowl reopening - Bob Marley once graced the stage. I myself saw Paul Weller at the Bowl and have walked home with friends, with no parking issues!! Near enough to enjoy close by, but far enough away to not get bothered by traffic wardens!! Who knows who might be gigging in the future?

Additionally, Lordship Lane, Forest Hill and Peckham have provided additional social/coffee needs. Dulwich Picture Gallery and Horniman's Museum for a bit of culture only a few minutes away.

As well as the Overground, the 176 bus gets you straight to Oxford Circus. P4 goes to Brixton Tube, no need to worry about times of trains.

In other words, everywhere is close by. It's a win win place to live and why I have lived here for so long.

Understandably, some people have a pretty dim view of estate agents, and it seems many have a horror story or two to share – us included. But our mission is to change the profession by example…and hopefully end up being a bit less lonely at dinner parties and the school gates. “Fairness” and “honesty” don’t often appear in the same sentence as “estate agent”, but we’re staking everything on it – which also involves being honest about what you actually need from an estate agent these days. The Fishneedwater team share the same belief that if you treat clients fairly and do things properly, they won’t mind the lack of branded minis or beers in the office fridge. Please note our Client Protection Protection is with Propertymark Arbon House, 6 Tournament CourtEdgehill Drive, Warwick CV34 6LG. This can be found on our website at the bottom of each page. This business is a Full Member of The Property Ombudsman (TPO) and commits to TPO Codes of Practice. Milford House, 43-55 Milford Street, 43-55 Milford Street, Salisbury, Wiltshire SP1 2BP.
