The home is impressive from start to finish with a double height bay, decorative bare brick frontage and classic mosaic pathway greeting you as you arrive at the property.

Positioned in the highly sought after village area of Forest Gate, the home is moments away from the picturesque Wanstead Flats (0.1 Miles) so you can enjoy leisurely strolls of an evening and weekend and yet you are only a heartbeat away from the bustling local 'arches' with independent bars, cafes and restaurants right on your doorstep. You are also within a short walk of both Godwin Junior School and Woodgrange Infant School (both 0.4 Miles respectively) which are both rated good by Ofsted.

There are excellent transport links thriving area of Stratford and Westfield shopping centre and you are also only 18 mins from the city via Manor Park (0.8 Miles) and Forest Gate Stations (0.6 Miles) both of which are fully serviced by The Elizabeth Line.

The stained glass entrance door leads into a crisp white entrance hall with warm, engineered wooden flooring which in turn leads into a naturally bright double reception room that shares the same decorative touch. Recently installed double glazed wooden sash windows, cast iron radiators and fireplaces, one of them being a working fireplace, and elegant focal points to the space and feature throughout much of the rest of the home and sit well amongst the receptions bespoke, modern storage units. There is also a handy downstairs W.C.

The reception leads into an impressive modern kitchen/breakfast area with water underfloor heating, integrated washing machine, induction hob, dishwasher, fridge freezer, water softener and a wine cooler. You could extend this room into the side return and rear extension to make an even more impressive living space (STPC).

From the kitchen, double doors open onto the landscaped rear garden that has been beautifully landscaped with a lower patio area providing access to a raised, astro-turf lawn with neat, surrounding beds making it easy to entertain in the summer as well as providing the perfect picture window from the breakfast bar throughout the year.

The first floor offers three double bedrooms, all of which enjoy the same cast iron radiators and sash windows as that of the ground floor alongside full height, bespoke wardrobes in keeping with original character of the home. The front bedroom is currently being used as an additional lounge/TV room. The family bathroom has been updated in a more contemporary style but is no less striking with a feature tile wall, matching W.C and basin and recessed, tiled toiletries area besides the bath.

The recently extended loft offers two bedrooms, the primary being a double with fitted wardrobes and eaves storage. The second bedroom is currently used as an office, with bespoke office desk space and a separate ample walk-in shower room.

What the owners like:
We've lived here since 2012 and love taking the dog for a walk on Wanstead Flats every day and at the weekend Wanstead Park offers access to Epping Forest with miles and miles of paths and greenspace. Locally our favourite place is Fiore Truck, a superb Italian restaurant in the arches, only a 5 minute walk (0.4 miles) from the house with Tracks bar if you like craft beer and also a great cider bar. The arches are perfect for families and are always busy at the weekends. Getting into town is easy now with Canary Wharf 20 mins away, Tottenham Court Road 18 mins away and you can now get to Heathrow on one train which is great.

For well over a century Petty Son and Prestwich has had a long and successful history in Wanstead and the surrounding area.  The firm was founded in Leytonstone in 1908 by C. Petty, a locally renowned builder, under the style of Petty & Son. The company was then run by his son Charles, a chartered surveyor. Petty and Son quickly grew in both size and reputation and was soon to become Petty Son & Prestwich when Harry Prestwich entered the partnership, offering services in surveying, estate agency and auctioneering. The Wanstead Office was opened in 1912.  Our continued success stems from reputation and recommendation and through this, and good old fashioned hard work, it has allowed us to expand and open a branch in the heart of Buckhurst Hill. Mirroring the company’s ethos to work collectively, our Buckhurst Hill office provide the same tailor-made services to all our clients, both new and established. Situated at the top of Queens Road, the team offer the independent and reliable advice that has been our hallmark in Wanstead for so many decades past.  Our current team, who between them boast a combined experience of more than 150 years, offer a wide-range of competitive services that include sales, lettings, property management, financial services, refurbishment and development as well as our established survey department.  We are proud to maintain an expansive and thorough knowledge of the market and with the opening of our Buckhurst Hill branch we are able to offer our bespoke service from the exciting, emerging London areas of Forest Gate, Leytonstone and the ever-popular Wanstead, through to the heart of Epping Forest to such areas as stylish Loughton and the picturesque Theydon Bois. We firmly believe that with our expertise and passion combined with the old-fashioned values of reliability, trustworthiness and commitment, we can continue to deliver to our clients across east London and west Essex an unparalleled service into the next century!
