Property Ref: 9442

This magical cottage is surrounded by 2.5 acres of its own land in outstandingly beautiful countryside. It nestles at the top of a private track, sheltered by its mature woodland behind but with open views to the front, looking across the gentle countryside to the hills.

NB the closing date for offers is noon on Friday 17 September..

The home is a tardis, almost as wide as it is long, with 6 of the rooms being reasonably large, and walking into it is like taking a step back in time as its original character is unspoilt. It includes fireplaces, Belfast sinks, foot-worn stairs and a wooden door with hand-made nails. Its two concessions to this are the modern luxuries of central heating and double glazing.

It's far enough from public roads to mean no traffic sounds, just the bees buzzing, birds singing and the odd woodpecker pecking, and yet it's only about 9 miles from Dumfries and 12 from Castle Douglas. Both these market towns have good amenities. It's about 50 minutes drive to Carlisle with a mainline station and Dumfries and Lockerbie, also within easy reach, also have railway stations.

Being a registered livestock holding with paddocks and outbuildings, the place is suitable for sheep, goats, pigs or camelids, or perhaps 2 ponies, and some poultry.

The whole smallholding (inside and out) is well-maintained so the place is ready for new people and animals to arrive.

The home is surrounded by a mature and colourful cottage garden, with sunny places to sit at the front and the back.

There is a large fertile vegetable plot.

The hot tub (hot giant cattle trough) upon a wooden platform has great views over the stone circle in the front paddock and over the trees to the hills in winter. (It needs a new water heating system). It can accommodate 6 at a push.

Beyond this property's woodland, the neighbour has 60 acres of conservation woodland with a pond and island and he very kindly, allows the inhabitants of this cottage to walk there.

There is a wide variety of wildlife, including red squirrels, hedgehogs, hares, woodpeckers, and roe deer in the woods.

There is a very good internet connection (mobile hub) and the possibility of a fibre-optic connection to the property. The summerhouse could relatively easily be given an electricity supply to be a summer garden office.
