Situation: The Land at Wellesbourne is situated to the west of the village of Wellesbourne in Warwickshire. The village is approximately 6 miles south of Warwick and 6 miles to the east of Stratfordupon-Avon. Junction 15 of the M40 motorway is 4 miles to the north and Longbridge. Airfield Restrictions: As a significant proportion of the land lies within Wellesbourne Airfield there are a number of restrictions which will be clarified fully on the viewing day.
For information these will briefly consist of:
Any agricultural vehicles utilised by an incoming tenant on the airfield area must have “Airside Insurance”.
There are specific areas over which access will be prohibited.
Contact is required with the Control Tower when operating Airside during operating hours.
Aircraft have a right of way over all other vehicles.
Basic Payment Scheme: The letting comes without the benefit of any basic payment scheme entitlements but these may be available to purchase from the outgoing tenant. The land has been registered with the Rural Land Register and used to claim entitlements in previous years.
Countryside Stewardship Schemes: The land currently has no active agreements in place.
Services: Mains water and electricity is connected to the buildings.
Farm Buildings: The buildings at the Land at Wellesbourne Airfield are located at Three Bridges Farm and comprise a grain store, machinery workshop and implement shed.
The buildings are well maintained and will be left clean and tidy in their current condition before occupation.
The outgoing tenant will require the use of the farm buildings until 30th November 2021 for the purposes of storing the 2021 harvested crop.

Tenure: The holding will be let on a Farm Business Tenancy from 1st October 2021 for an initial term of 3 years.

Holdover and Ingoing Valuation: There will be no holdover period except in respect of the farm buildings for use and disposal of the 2021 harvested crop by the outgoing tenant.
There will be no ingoing payment or allowance for dilapidations made against the outgoing tenant.
Rent: The rent is to be paid half yearly in advance.
The Tenant will not be permitted to assign, sublet or part with possession of any element of the holding.
Wayleaves, Easements and Rights of Way: The land is let subject to and with the benefit of all rights of way whether public or private, all wayleaves easements and other rights of way whether specifically referred to or not.
