The main structure is a 4 storey grand tower house mansion of honey stone construction under a new slated roof. An important feature of the property is the glazed self-cleaning atrium which floods the great entrance reception hallway with natural light. The redevelopment successfully juxtaposes period and contemporary and the house includes quality kitchen and bathroom ware teamed with complimentary coloured ceramics, dressed hardwoods and a neutral palette of decoration.

This gorgeous garden flat is situated only 25 mins from Glasgow City Centre (by train) and is a superb example of grand mansion house conversion. The garden flat (apartment 2) is on the favoured ground floor of a Jacobean Manor House in the picturesque and emerging village of Dunlop. It would make an deal ‘Buy to Let’ property.

Occupying the south west wing of The Manor house, the garden flat overlooks sloping gardens, curving towards the Clerkland Burn and neighbouring grazing pastures. It has a private Loggia affording a perfect sun trap in summer months, or a place of sheltered peace and tranquillity on a winter’s day.

The sitting and dining rooms are large and airy, with pretty white shuttered windows, affording parkland views. From the dining room, the sunsets over the pastures are simply amazing, both summer and winter.

The master Bedroom, complete with en-suite, has three windows, facing south and west, it is tastefully decorated in soft shades of white and Chinese blue and there are frosted panelled fitted wardrobes.

The second bedroom is large and airy, and likewise tastefully decorated in shades of soft white and duck egg blue and again there are frosted panelled wardrobes.

One of the main features of the apartment is the high arched hallway. The owners have spent considerable time restoring the Cathedral ceiling to its beautiful blond sandstone finish. From the hall there is access to arguably one of the finest bathrooms, originally a wine cellar, the owners have sensitively restored the blond sandstone Cathedral ceiling, as well as the original stone wine racks. The floor is completed in hardwood reflecting the light blond stone colour tones. Fluffy towels and artefacts are attractively displayed where once there were bottles of claret! The bath itself is larger sized, as is the walk-in shower.

Open outer entrance vestibule, door to inner vestibule with original mosaic tiled floor, mail boxes, security video entry system and shared lockable stores, door to broad main entrance reception hallway with natural light from atrium, stairs with glass balustrades to upper levels. Door to carpeted entrance hallway (shared lockable store), service elevator to access upper floors.

Garden Flat
Outer door to feature inner entrance reception hallway with beautiful restored honey coloured stone vaulted ceiling, small inner hall to well fitted utility room, main inner hallway leading to stylish open plan drawing room to dining room to well-equipped integrated kitchen, domestic hot tank store, bedroom 1 with fitted wardrobes, bedroom 2 with fitted wardrobes and deluxe en suite shower room, feature main bath and shower room with retained and restored former stone wine bins and delightful honey coloured restored stone vaulted ceiling.

Outbuildings
Residents refuse stores, substantial lockable bike store.

Gardens
2 dedicated owners parking spaces, additional guest parking spaces. Tarmacadam surfaced access driveway initially through semi ancient native woodlands opening to parkland grounds and leading to Dunlop Manor with formal gardens around the main structure. Twin stone gate piers to gravel surfaced apron with vehicle turning and hard standing area in front of the house with designated residents parking. Part block paved and part tarmacadam pathways fringed with lawns and copper beech hedging around the main property with ornamental and evergreen beds, raised timber planters and pathway to restored stone bridge over the Clerkland Burn.

Historical Note
The original stately mansion house was constructed in 1834 for Sir James Dunlop by Glasgow architect James Hamilton.

The house was built in the Scottish-Jacobean
style with detailed gables and dormers, and with a dramatic and asymmetrical front elevation, “laced with strapwork”. This style was individualistic and makes the current Dunlop Manor truly unique in architecture.

The property is protected by a category ‘A’ listing.

Renovation Project
In 2014, Messrs Laurel Homes commenced the ambitious renovation and refurbishment programme which has sensitively restored a grand stately mansion house into a collection of only 9 bespoke grand conversion apartments. Prospective buyers who invest the time in an inspection will quickly recognise the extent and attention to detail of this beautiful renovation project which has been completed to craftsman like standards and which tastefully blends period and contemporary. Part of the planning agreement makes provision, in due course, for the building of 23 executive style detached homes all of which will lie to the north of Dunlop Manor.

Situation
Dunlop Manor is located in pretty East Ayrshire countryside close by the village of Dunlop.

Dunlop Manor is situated amid parkland and formal garden grounds just off the A735 which connects the estate lands with Dunlop and onwards to Stewarton and Neilston.

The location is highly accessible for Glasgow and the Ayrshire coastline, Dunlop village is about 1.5 miles to the west and the larger town of Stewarton is about 3.5 miles to the south.

Dunlop has a primary school and Stewarton has a secondary school. Dunlop village has a
post office/general store and newsagents for everyday provisions, and a pleasant village public house and hotel. At Stewarton there is a more extensive range of shops, restaurants and amenities that include a Sainsbury and a new Aldi supermarket. The Ayrshire town of Kilmarnock is situated about 8.5 miles further south.

Stewarton and Dunlop both have main line railway stations. Trains offer a regular commuter service to and from Glasgow city (2 per hour with a journey time of approximately 25 minutes).

Glasgow city centre is about 16 miles to the north-east and as with most major cities, provides an excellent range of professional services, higher education, cultural and retail facilities.

For those who are required to travel/commute, a combination of the A736 via Barrhead to Glasgow and the M77 provide excellent access to both Glasgow and the Ayrshire coastline. As stated above there is an excellent train service from Dunlop (1.5 miles) which takes 25 minutes to Glasgow Central. There are also main line railway stations at Stewarton (3.9 miles), Kilwinning (7 miles) and Irvine (11 miles). Travelling further afield is also made easy by access to the international airports of Prestwick (19.5 miles) and Glasgow (15.5 miles).

The local area provides numerous sporting and leisure opportunities with extensive walking, cycling and riding trails. As with much of Scotland, one is never too far from a golf course and Dunlop Manor is no exception with Ayrshire having one of the highest concentrations of local inland parkland courses and some of the internationally renowned links courses at the coast. The area is well served by outdoor and country pursuits with numerous local fishing, shooting and stalking opportunities."

Full profileProperty listingsHome Report
The business model of Estate Agency and Lettings distribution has changed, no longer do people pour over local papers searching for their dream home; no longer do they need to look in estate agents' windows or queue to discuss search criteria with estate agency or lettings receptionists. In recognising this, we have changed too, we have evolved to develop an efficient business model which pro-actively distributes property globally via our well managed database and digitally via the world wide web. Good systems are important to us, however, Estate & Lettings Agency is a people business, our people have been carefully selected for their scope of property and customer interfacing expertise. We recruit intelligent, clear thinking and articulate property professionals. The team has an average of 20 years’ experience in the industry and we are proud to have been behind some of the most high profile and often complex sales and property asset management deals in the West of Scotland. At Robb Residential we can’t say we are the largest firm, we’re not. At Robb Residential, we can’t say we are the smallest firm; we’re not. Our point of difference lies in our people and in the delivery of service excellence. The Robb Residential team owns and shares in its commitment to delivering that service excellence, and so what we can say with a measure of assured confidence is that we will be the best.
